Golland Farm is believed to have been built in the mid to late 1500’s and extended in the mid 17th century. The house has been completely modernised by the current owners and was re-thatched in 2011. Golland Farm is situated in a peaceful and elevated rural location about one mile from the quiet village of Burrington and three miles from Chulmleigh. Burrington offers a village pub and post office with shop service. Chulmleigh has a good selection of pubs, a café, butchers, garage, Indian restaurant, Spar and deli. The luxury Northcote Manor Hotel is also nearby as is the High Bullen Country House, offering golf and other leisure facilities. The main market town of Barnstaple is easily reached and offers a wealth of shops pubs restaurants as well as multi-screen cinema the Queens Theatre hosting a range of local and national productions to name but a few.

The cathedral city and county town of Exeter is about 25 miles away and provides a comprehensive range of cultural, educational, recreational and shopping facilities. Exeter also has a fine university.

Hunting with the Eggesford Hunt, Tiverton Staghounds and riding out on various bridleways. Walking - The North Devon coastline offers some of the most spectacular coastal walks and golden sandy beaches.

Sailing, climbing, bathing and water sports along the North and South Devon coastlines.

By the house there is a large barn that is currently used for stabling, a garage, a gym, workshop and storage. The latter is let and could provide further income if desired. Behind the main house is a yard and an area with five raised beds, adjacent to here is the orchard. A raised concrete area at the rear of the house is lit and has power for, inter alia, a hot tub. A large stone barn with a slate roof is behind the house. This is currently used for stabling and storage, but has a number of potential uses subject to the necessary planning permissions.

There is a small derelict cob cottage off a track on the way down to the paddocks that would be suitable for conversion subject to obtaining the necessary planning consents. The track then opens out into the paddocks, with the fields and ponds beyond. Further barns and outbuildings on the farm include a cowshed, a calfing barn and a hay barn. There is also a Claydon five-horse walker that is available subject to negotiation. The field and paddocks surrounding Golland Farm extend to approximately 49 acres meaning the house is completely ring fenced by its own land.
