Property description

Arranged over three stories is this beautiful three bedroom Victorian terrace home. Upon first sight of the property, you will notice the stunning stained-glass window that was designed by a local artist. The first floor comprises a large bay-fronted sitting room, with a log burner and blue wooden floorboards, fitting in with the vibrancy of Bristol. Designed by a local architect, the kitchen is the perfect social space, with tasteful wooden countertop and cupboards lining one side of the room, enough space for a large dining table in the centre and bifold doors leading out to a well presented south-facing garden. The first floor houses two good-sized double bedrooms and a family bathroom, that has both a shower and bath. Leading up to the second floor, the current owners have made fantastic use of the space using a section of landing as their office. The top floor is an incredibly light and spacious double bedroom, complete with a lot of eaves storage and two skylights. This house is situated in the ever-popular Whitehall area, close to several green spaces as well as the well-regarded Whitehall Primary School. Many are fond of this area for its access to green space, community events and small independent shops and cafes, yet this is an area so close to the hustle and bustle of Bristol City Centre, should residents want to venture in by foot, bike or train. Contact Boardwalk Property Co. for more information.

Our Seller Says…
‘This has been such a happy home, which we’ve spent a great deal of care renovating over the years. So many people have commented on how warm and welcoming it feels. The front room is cosy on a winters evening. That's where we've gone to listen to music or play a game beside the log burner. But the garden and the light and spacious kitchen are where we've socialised. We managed 16 round the table one Christmas!

The location is brilliant, with everything you could need within reach – the shops, pubs, cafes of Greenbank, Easton, or Redfield and green spaces like St George, Eastville park, Troopers hill, Snuff Mills. We’re right by the cycle path which means a ten minute ride into town or a quick route out into the greenery towards Bath in the other direction, which was brilliant during lockdown. We’re also incredibly lucky to be a stone’s throw from a really lovely primary school. We will miss the friendly community, summer walks along the river and the delicious bakery just around the corner.’

Energy Efficiency
According to the energy performance certificate the house is rated as ‘D’ for energy efficiency, but has the potential for ‘B’.’
