Property description

Tenure: Freehold

Modern well presented town house.

16 North Latch Road is a fine modern town house. Originally one of a pair of houses built in 2004, it has since been extended to the rear, creating the living room and dining room, which link to the garden. In addition the garage was also extended to provide some extra storage. It is an attractive and well laid out house which was acquired new by the sellers. It is a detached house which is harled with some Fyfestone finishings and a tiled roof, although the extension has a slate roof. Particular care was given in its design to ensure that it is ideal for modern family living and for entertaining. The living room and the dining room are adjoining, with the dining room opening to the well proportioned sitting room and the living room linking to the fully fitted kitchen. Other downstairs accommodation includes a useful utility room and a WC. Upstairs is a family room, which could have potential as an office, or could be created into another bedroom, possibly with an en suite, subject to obtaining any necessary planning consents. Off the main landing are four bedrooms, one with an en suite, and a family bathroom. The house is fully double glazed and benefits from gas central heating, with running costs being reduced by roof mounted solar panels.

A short block paved driveway with low level lighting leads to parking at the front of the house. A partially glazed wooden front door opens to an entrance vestibule with an inner glazed door opening into the hallway. This has stairs to the first floor and an understair storage cupboard. Both the kitchen and sitting room can be accessed from the hallway. The spacious sitting room has a square bay window, together with two wall lights and a display shelf. Double opening glazed doors lead through to the dining room, which overlooks the garden and also shares a warming bio fuel fire with the adjoining living room and has a door to the garden. In turn the living room links through to the fully fitted and bespoke kitchen. This has wall and floor units with soft closing drawers and ample space for informal dining. Fitted appliances include a Diplomat dishwasher, Stoves range cooker (with double oven, grill, five gas burners and griddle), and a CDA American style fridge freezer with water and ice dispenser. Beyond is a useful utility room, again with wall and floor units with tiled splashbacks, which is plumbed for a washing machine, has space for a dryer, and has a door through to the garage. Also off the hallway is a downstairs WC with a circular Roca washbasin.

Stairs lead up to the first floor and then split to the good sized family room, before continuing on to the landing which has a shelved cupboard. Bedroom one has built in hanging and shelved wardrobes and a partially tiled en suite bathroom with corner spa bath, shower cubicle, washbasin with vanity unit and a WC. Bedrooms two, three and four all have wardrobes, while the family bathroom has a bath, shower cubicle, pedestal washbasin, WC and a shelved storage cupboard.

The integral double garage has an auto roller floor, wall mounted Worcester boiler, water, power and light, together with a useful storage area. The garden in front of the house has lawn either side of the driveway and a shrub border. A paved path leads round the side of the house to the enclosed garden to the rear which again comprises a lawn and shrub border. This has both wooden and rubber decking, creating lovely seating and entertaining areas which are linked to the house. In addition there is a wooden summer house (3.5 m x 4.5 m) which is currently used as a studio / exercise room, with power and light. There is a wooden garden shed (2.4 m x 2.4 m).
