Property description

Tenure: Freehold

"Three hundred homes. That's the number of places I'd viewed before we found this, and then it was sort of an accident". Mrs W reflects on the property hunt that covered the UK and Spain but, in the end, resulted in a find just a few miles up the coast from where they were renting in Brighton.

"It was a happy coincidence. This house had been under offer with someone else but fell through on the same day our previous purchase had fallen through as well".

"It took us to reach the first floor and take in the spectacular views to not only decide that this was the home for us, but also that after we'd purchased we'd flip the accommodation upside down and create a living area that made the most of the seascape".

The culmination of around five years work yielded this sensational, light-filled home with 5000+ sq ft of accommodation that is as big on substance as it is on all style. Every corner of the house is used and the layout breaks the mould of the more traditional homes that line the roads of this private estate.

Fabulous, oversized triple-glazed windows are everywhere and take full advantage of the glorious sunshine that covers this sun-kissed stretch of Sussex coastline in summer, while giving massive vistas of the dramatic weather systems that sweep in through autumn and winter.

You enter through a hefty front door and into a glamorous double-height hallway with glossy microscreed floor that reflects the sunlight from the enormous window above.

The vast ground floor is where you'll find all the bedrooms and revolves around a large room with those signature windows that's currently used as a gym, but would serve many other purposes. From here to the left, a chic and minimal primary suite with a central bed to maximise the light and views. Large sliding doors spill onto a private courtyard where the sheltering windbreak-style walls have built in windows providing views across the rear garden and out to sea. With hot tub, sun loungers and seating area, it's almost a year-round usable area, and easy to see why it's Mrs W's favourite spot in the house.

Back inside the bedroom, one door leads to Mr's walk-in wardrobe. The other door heads into most incredible en-suite with a double-width Hansgrohe, shower and walls covered in pink glass mosaic tiles by Sicis. From here you enter an elegant dressing room with bespoke cabinetry and wall-to-wall hanging and storage.

A second generous double bedroom and en-suite bathroom is located back across the hallway, along with a utility room.

The ground floor is also home to a self-contained annexe complete with a double bedroom, bathroom and family-sized kitchen, all of which enjoy access to the courtyard and rear garden with its gate to the beach and sea.

The spectacular first floor is where this house really comes in to its own. More or less the whole floor is an expansive and open-plan social space which seamlessly moves from living to dining to kitchen, all enjoying the sea views through the huge sliding glass doors and adjoining terrace. It's very much in-keeping with the minimalist vibe, from the poured resin floor, to the stylish Italian units from Lieda Cucina peppered with with appliances that include Sub-Zero fridge compartments, Miele fridge and freezer and Gaggenau dishwasher. Of course, no kitchen is complete without a Kaelo countertop Champagne cooler. Everything has been executed with precision and finesse.

Head up to the second floor and a vaulted room with huge picture window facing out to the South Downs and private water-facing terrace soak up those fabulous sea views. Currently used as a home office and we can't think of a better place for running an empire!

Outside, as well as a driveway that's the size of a small car park, sits the huge garage which holds four cars and has plenty of storage along with easy access from the house.

When you can tear yourself away from life at this exquisite home, the wider area offers a copious amount of outstanding, outdoor pursuits. The South Downs are a short drive and provide some of the most stunning waking scenery in the entire region.

Closer to home, take a short stroll to the end of the garden and exit the gate onto the foot path that's part of the "Green Sward", a popular local walking route. Enjoy the beach and sea, especially on those days when it's warm enough to paddle board, kayak, launch a jet ski or just swim, a firm favourite with the owners in the summer months. Cycling is also a delight with the quiet roads ideal for carefree riding.

As well as the sea, the owners will miss the laidback local coffee and restaurant scene. The George at Burpham was a favourite for food, as was the Bluebird Cafe at Ferring, around 30 mins on foot. Further afield, they've been frequent visitors of the Townhouse at Arundel.

And when you're really needing a London fix, the station at Angmering is less than a mile away and ferries you regularly into Victoria and back.
