"Three hundred homes. That's the number of places I'd viewed before we found this, and then it was sort of an accident". Mrs W reflects on the property hunt that covered the UK and Spain but, in the end, resulted in a find just a few miles up the coast from where they were renting in Brighton.

"It was a happy coincidence. This house had been under offer with someone else but fell through on the same day our previous purchase had fallen through as well".

"It took us to reach the first floor and take in the spectacular views to not only decide that this was the home for us, but also that after we'd purchased we'd flip the accommodation upside down and create a living area that made the most of the seascape".

The ground floor is also home to a self-contained annexe complete with a double bedroom, bathroom and family-sized kitchen, all of which enjoy access to the courtyard and rear garden with its gate to the beach and sea.

The spectacular first floor is where this house really comes in to its own. More or less the whole floor is an expansive and open-plan social space which seamlessly moves from living to dining to kitchen, all enjoying the sea views through the huge sliding glass doors and adjoining terrace. When you can tear yourself away from life at this exquisite home, the wider area offers a copious amount of outstanding, outdoor pursuits. The South Downs are a short drive and provide some of the most stunning waking scenery in the entire region.

Closer to home, take a short stroll to the end of the garden and exit the gate onto the foot path that's part of the "Green Sward", a popular local walking route. Enjoy the beach and sea, especially on those days when it's warm enough to paddle board, kayak, launch a jet ski or just swim, a firm favourite with the owners in the summer months. Cycling is also a delight with the quiet roads ideal for carefree riding.

As well as the sea, the owners will miss the laidback local coffee and restaurant scene. The George at Burpham was a favourite for food, as was the Bluebird Cafe at Ferring, around 30 mins on foot. Further afield, they've been frequent visitors of the Townhouse at Arundel.

And when you're really needing a London fix, the station at Angmering is less than a mile away and ferries you regularly into Victoria and back.
