Property description

A deceptively spacious Grade II Listed Town House (1722 sq ft) with a
chiefly walled rear garden, in the heart of the town centre.

4 bedrooms, bathroom and shower room. 3 large reception rooms,
hall, cloakroom, kitchen, utility cupboard. Good size enclosed garden.

The Property - This late 18th Century town house has rendered limestone elevations beneath a stone tile covered roof. It was comprehensively remodelled and extended at the rear in the late 1990's and now offers generous family sized living accommodation. Over the last seven years the current owners have made a number of improvements including refitting the kitchen and bathrooms, replacing the boiler for a combi and adding oak flooring to the dining room. The property is well presented throughout and has recently been extensively redecorated.

The Accommodation - The front doors leads into a part tiled and flagstone hall with a cloakroom at the rear. An adjacent utility cupboard has plumbing for the washing machine and space for a tumble drier. On the left is a large study or second living room with two lots of built-in cupboards, a Victorian fireplace and the former shop window with fitted shutters. The refitted kitchen has oak work surfaces, a ceramic sink, integrated fridge, freezer, dishwasher and microwave. The Rangemaster dual fuel cooker has an extractor over. Leading off at the rear is a large dining room which has oak flooring, and space for a further study area or a piano, adjacent to the deep under-stair cupboard, ideal for housing the freezer. Steps lead up to the good size dual aspect sitting room which has a fireplace surround with a gas log burner and French doors into the garden. On the first floor, the landing is well lit by two conservation roof lights and there is a built-in cupboard housing the gas boiler. There are three bedrooms, a refitted bathroom and separate shower room. On the second floor is the large dual aspect main bedroom, which has exposed beams and built-in wardrobes to the end wall.

Outside - Adjoining the rear is a good sized sheltered terrace ideal for alfresco dining. Steps lead up to a level and enclosed east facing rear garden which is mainly walled, laid to lawn with borders and has a large shed.

General - All mains connected. The gas combination boiler provides central heating and hot water. Council Tax Band D - £2,018.26 payable for 2020/21. There in no EPC as the property is Listed.

Location - Malmesbury lies close to the border of Wiltshire and Gloucestershire, 14 miles south of Cirencester and 10 miles north of Chippenham, with Swindon 16 miles to the east and Bath 24 miles to the west. It has a good selection of shops including a Waitrose supermarket, a regular farmers' market, a library, museum, leisure centre with pool, two primary schools and an Ofsted rated Outstanding secondary school.
