Imagine seeing the sun raising from the sea - and at nighttime seeing the full moon raising - it is magical at this property! Breathtaking 180 degree panoramic views to the green hills and the Adriatic sea. This is a main reason why you may consider buying this property.
It is located on the hillside above the town of Fasano, which is reached in eight minutes (3.5 km).
The villa is in mint condition, carefully looked after by its owner. Also the terraced land with some 40 centuries old olive trees and stone walls are in an immaculate condition.
The property is easily reached and has a gated entrance and a short drive-in down to the villa. The entrance is via the veranda into the living room; with a new termo camino which is the central heating system. To the left are the two double rooms, one with sea view, and one bathroom. To the right is the kitchen, with sea view, a third, single, bedroom, the second bathroom and the utility room, which has a separate terrace door. There is also a storage room, with separate entrance which could be used as a forth bedroom or as a study. The villa of 89,3 sq.m has a large terraced area with several points to admire the views from. Around the corner is the BBQ area, with a pizza/bread oven.
There is a full length roof terrace which could be used as the sun deck and a wonderful place to enjoy the amazing views. Up here, possible to install a pergola and a summer kitchen. to reach the roof terrace no need of a staircase as just walking up the drive in and level access to the roof.
Under the main villa terrace is the 20 sq m cantina, used to store the olive oil from the ancient olive trees on the 2,094 sq m land, also with a few fruit trees like figs, apricot, cherry, and nespole. There is also a small garden shed.
Further down the terraced land is a 300-year old trullo to be refurbished on 2229 sq m, land which is included in the sale. It is on a separate legal title. The trullo is to be renovated and modernized and could be made as a one bedroom self contained unit, possible as a holiday let. It is reached by car using the same drive-in as to the villa and continuing further down and has its own, newly constructed water cistern of 30 cubic meters and septic tank. it is connected to mains electricity. In the old days it was reached by a horse track from the town. The track is still there, now as a gravel road of 800 meter to the main road and accessible by car. This could be used a separate drive-in for the trullo. It has also the panoramic views and there is a good distance between the buildings so both have privacy.

Fasano, with 20 000 inhabitants, is reached in five minutes and with all amenities, including excellent shopping, banks, restaurants , bars cafes and all kinds of stores.
The distance to the nearest beaches is about 12 km- 15 minutes . downhill to either Torre Canne, famous for its nnatural spa bath, Capitolo with its many famous beach clubs on sandy beaches or Savelletri, a small charming fishing village. Here is nice to take a pre-dinner stroll along the shore, having a drink at a seaside terraced bar and dine at one of 10 restaurants serving fresh seafood, fish and vegetables.
The property has the advantage of being centrally located between areas of interest such as the mile long caves of Castellana; the archaeological excavations of the Roman Egnatia by the Adriatic coast line; the Trulli houses of Alberobello- an UNESCO World heritage site and the capital of the famous Apulian trulli houses: the beautiful white town of Ostuni, located on top of a hill with fantastic sea views; the medieval town of Oria; the wealthy baroque town of Martina Franca; the petite and charming Cisternino, the Zoo Safari Park of Fasano (lots of fun for children and adults alike); Polignano a Mare, a beautiful town on a rocky peninsula, well-known also for its tasty ice-cream; Grottaglie famous for its ceramics and old stone carvings; the famous baroque city of Lecce which is called the Florence of the south.

By air there is a choice of two international airports, served by Ryanair, Easyjet , BA and others, both easily reached within the hour; Bari in the north and Brindisi in the south. Both cities have ferry traffic to Greece, Albania and Croatia so it's possible to make weekend trips across the Adriatic Sea.
Bari being the Commercial capital city with 250 000 inhabitants' offers the best shopping, a grand opera house, called the Petruzzelli teatro; a large medical city center with many museums. Just north of Bari lies a little town called Giovinazzo a true gem, right by the sea. Further north is Molfetta Outlet, a famous shopping galleria and 20 minutes further is Traini, a sophisticated town with a beautiful half moon bay & marina. Continue north to Castel del Monte, the second UNESCO world heritage site in Apulia, which is the mystical castle built by Frederic II in the13th Century. From here a visit to Altamura is also ro recommend, and see the 15th century bakeries still making the famous Altamura bread. Juts outside the town is the Museom of the Neaderthal man, whio was discovered in a cave. It is belived to be 150,000 years old!
Within a 2,5 hour drive to the north lies Gargano, the peninsula called the spur of the Italian boot. Gargano forms a large nature and wild life reserve and offers hiking and scenic trips around the peninsula. Apulia's famous Saint, Padre Pio, was living here and San Giovanni Rotondo is the place of his church where people from all over the world come here to worship and in the hope to get cured, similar to Lourdes in France. From Gargano there are daily boat trips to the small Tremiti islands where it is possible to stay over with a range of small hotels.
Finally. Matera, the magnificent cliff city which was populated from very long time ago, is not to me missed. Whilst it nowadays in located in Basilicata, it is still within reach from Apulia.

The Italian lifestyle means many things but especially socializing; the home is used for sleeping and breakfasts, the Italians go out for enjoyments and dining. Based in Selva di Fasano there are so much you can experience, like early morning markets in the small towns. music festivals, religious carnivals, the beach life, historical tours in the main towns, cooking classes, learning a bit Italian at language schools, dining at the many country and sea side restaurants, night clubbing at the beach clubs of Capitolo.

As Apulia is a peninsula and surrounded by the two seas- the Adriatic in the north and the Ionic in the south - water sports dominate in the area; sailing, yachting, water skiing, kite surfing swimming & beach life. Golf is available with five good courses and San Domenico is world class (PGA 2014 Challenge Final). Tennis (there is one tennis club just 5 minutes away from the villa in Selva di Fasano) horseback riding, hiking and bicycle tours are other options for the active minded. Squash clubs are located in Bari, Bitonto and other places.

Being south, Apulia has warmer weather than Northern Italy and even in the "winter months" of December to February the average number of sun hours per day is 4 and in June-August 10-11 sun hours per day! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia think of that you will spend a lot more time outside than in the inside compared to at home. Therefore you will need plenty of terrace space, pergolas etc. at your Apulian property and also cooking facilities outside is very practical.

The water temperature in beginning of May is in average 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Where ever you are in Apulia you can reach the beaches within 30 minutes!

Apulia has until recently been called the hidden treasure of Italy, unknown to most tourists who come & stay in Rome, Florence, Venice and at the Italian Riviera.
