Property description

Tenure: Freehold

Imposing six bedroom Victorian granite built property, set within beautifully maintained garden grounds of about 0.75 acres and located within the charming village of Fyvie.

Description

Located within beautifully maintained garden grounds of about 0.75 acres, with lovely views across surrounding countryside, Ythanside is an imposing six bedroom granite built home providing spacious and versatile family living accommodation. Originally built during 1895 by local merchant James Mackie, Ythanside was in years gone by the village doctor’s house/surgery. Spanning two floors, in addition to a superb attic space and basement area, the property has undergone a programme of sympathetic renovations by the current owner, who has taken great care to preserve Ythanside’s many traditional features, including decorative cornicing, sash and case windows, ceiling roses, deep skirtings and pitch pine panelled doors and facings.

The original wide panelled door with surrounding etched window panels leads into the welcoming entrance vestibule. Overlooking the front garden, the vestibule features a ceiling rose and wooden flooring. A partially glazed panelled door with glazed panel surround provides access to the reception hall, where a staircase features ornate metal balustrades and timber handrails. Enjoying views over the front garden via a large recessed window area, the sitting room includes elegant decorative plasterwork, in addition to a striking open fire with polished stone hearth, timber mantelpiece and display alcove with half height cupboard. A panelled door leads into the study, which is of neutral decoration.

The bright and spacious dining room features stunning decorative plasterwork, while also providing views over the garden grounds and entrance driveway. Currently used as a home gym, this room could easily be reinstated for formal dining and entertainment.

A doorway from the reception hall leads into the inner hall, where there is access to the partially glazed rear entrance door and an understair cupboard. The dining kitchen lies at the heart of the house. Featuring tiled flooring and an impressive 12 foot high ceiling, deep silled sash and case windows overlook the rear and fields beyond. The kitchen is fitted with a good range of oak units with under unit lighting, while extensive work surfaces incorporate a ceramic 1.5 sink with drainer and a range of integrated appliances. Central to the kitchen is the former fireplace with exposed granite lintel, which now includes a recessed four ring electric hob with tiled surround.

The well appointed shower room lies close to the rear entrance door. Beautifully tiled in natural stone and benefitting from underfloor heating, the shower room includes a white two piece suite with walk in shower enclosure.

Within the inner hall a panelled door provides access to the basement. Featuring concrete flooring and providing excellent storage space, the basement has been well organised for access to the service controls and hot water cylinder, in addition to the boiler room.

Completing the ground floor accommodation is the generously proportioned utility/boot room, which was formerly the maid’s kitchen. Featuring an attractive range of fitted storage facilities, immaculate oak work surfaces incorporate a Belfast style sink. The granite former fireplace is central to the room and utilised as a wood storage area. A carpeted staircase leads up to the versatile laundry room within the rear wing.

Ascending the main staircase, there is a mezzanine landing, which first provides access to the beautifully appointed family bathroom. Light and bright, the bathroom has been extensively fitted with natural stone flooring and wall tiling around the white three piece suite, while there is also a separate shower enclosure.

A further door accessible from the mezzanine landing reveals a staircase to the attic/games room and double bedroom six, which offers excellent possibilities for future use or conversion to a principal bedroom suite.

Located on the first floor landing, an understair cupboard with lighting provides good storage space. Five generously proportioned double bedrooms are accessible from the landing, all providing lovely views across the garden grounds and beyond. An interconnecting door between the principal bedroom and bedroom two offer potential for a spacious dressing room with bright views across the front garden.

Additional Info

Enjoying an elevated position above the banks of the River Ythan, the majority of the garden grounds are laid to lawn. Excellently landscaped, with well established beds, internal beech hedging and mature trees, there is a handsome copper beech and two Japanese cherry blossom trees. A gravelled horseshoe driveway with attractive granite cobble edging provides dual access, while further gravelled areas encircle the property and provide additional parking to the front and rear. To the rear, the former double garage is fitted with a sliding timber door. The refurbished wash house would be ideal as a home office or studio space, as it already benefits from light, heating and power. To the centre of the driveway is a further parking area which includes a shed with power supply. Given the dimensions of this area, it may also be suitable for the creation of a garage, subject to obtaining the necessary consents.
