Tucked away amongst 400 years of architectural history sits an attractive development in Preston Village. The townhouses of Preston Village Mews have been designed to complement their older neighbours and sit within beautifully maintained grounds surrounded by mature trees, making it hard to believe you are so close to the city. This peaceful, two-bedroom townhouse has been recently renovated to a high standard to include a new kitchen, carpets and full redecoration, so it is ready to move straight into. Spread over three floors it offers versatile living spaces with scope to convert the ground floor garage, and there are visitors parking spaces within the mews. Preston Park Station is just a moment away for the London commute and you are within the catchment area for several highly achieving schools, meaning it will be popular with families, commuters and rental investors alike.

Why you’ll like it:

Designed and built in keeping with historic character of the area, these charming mews homes have hung tiles on their red brick facades and casement windows below tiled, pitched roofs and dormers. Built in 1996, however, they are of modern construction so are set to stand the test of time for many years to come.
Driving in from Middle Road, you are greeted by mature trees and flower beds interspersed with marked parking bays. There are fourteen townhouses in total running around the perimeter and this one sits tucked into the easterly corner facing west. It has an integrated garage for parking and a sweet patio area to the front which catches the last of the summer sunshine.

Upon entry to the house, there is a useful ground floor WC and a very deep storage cupboard for coats, shoes and household items to ensure the home remains clutter free. To the left is access to the internal garage which has ample space for a car but is also home to the tumble dryer and additional freezer, so it is a brilliant storage space too.

New charcoal-grey carpets rise up to the first floor where the kitchen is directly ahead. Newly fitted in recent weeks it has a cool contemporary finish with sleek handle-free units topped with dark granite work surfaces, and within these, the integrated appliances are brand new. These include a washing machine, fridge freezer, dishwasher, oven and gas hob, so you can move straight in with relative ease, and the sink has been thoughtfully placed below the window, so you have lovely views to wash up to.

Next door, solid wood floors flow from the hall into the living room which spans the depth of the building with dual aspect windows to bring in natural light from east to west throughout the day. There is space in here for relaxation and dining, although the current owner has set up space for a home office as it is so tranquil in here with leafy views from both windows.

A second flight of carpeted stairs take you up to the bedrooms and bathroom on the top floor. These are double rooms with built-in storage to maximise their floor space further, and the chic shower room is easily accessible from both. This has a roomy shower cubicle and plenty of storage for toiletries within integrated vanity units and a heated rail for towels.
Agent’s thoughts:
You get the perfect balance between the city and the countryside here. Well-connected yet peaceful, there are also plenty of local amenities and nearby gastro pubs, so you get the best of both worlds.

Owner’s secret:

“I bought the house 10-years ago and it has been a fantastic home for me in this time. I just love the peace and quiet here, yet you can walk to the North Laine in 20 minutes or hop in the train to Brighton which takes only 4 minutes, and there is often entertainment in Preston Park, particularly during the Brighton Festival and throughout the summer. There is a real sense of community on the mews too, with lovely neighbours who I will miss, but I’m buying with my partner now so it’s time to start anew.”

Where it is:

Shops: Local 1 min, North Laine about 10 mins on the bus

Train Station: Preston Park is a 4 min walk

Seafront or Park: Park is a 2 min walk, the Seafront is a 10 min drive

Closest Schools:

Primary: St Bernadette’s R.C, Westdene Primary

Secondary: Varndean or Dorothy Stringer, Cardinal Newman

Sixth Form Colleges: Newman College, Varndean 6th Form, BHASVIC 6th Form

Private: Brighton College, Windlesham Prep

Preston Village was granted Conservation Area status due to its wonderfully historic mix of architecture dating back to the 17th Century. It certainly has a ‘village’ feel and a palpable sense of community, yet it remains well connected to the city and beyond by train, bus, car and on foot. It is surrounded by greenery; notably the beautiful Preston Park which is just a minute away, and both Hove Park and Withdean Park are also within walking distance giving you the best of both worlds. The city centre shopping districts and the beach are within easy reach, and this spacious house also offers easy access to the A23 as well as Preston Park Station with its regular, fast links to the airports and London.
