The Property - Appropriately named for its lovely view to the rear over open countryside, this spacious single storey home was built some 35 years ago. It has been occupied by the current owners for the last 23 years, and has elevations of reconstituted stone beneath a tile covered roof. The property occupies a large plot extending to about half an acre, on the eastern outskirts of the town. Gas fired central heating is installed and there are UPVC double glazed windows throughout.

The Accommodation - Approached through a pretty courtyard, the front door leads into a porch and, in turn, the L shaped hall with large coats cupboard, the airing cupboard, and access to the main loft. The sitting room has a lovely aspect over the rear garden and a gas 'coal' fireplace. An opening off leads around to the dual aspect dining room and, in turn, the kitchen. This has a built-in double oven and hob, a sink with waste disposal and the water softener under. Leading off is a utility room with a pantry, the fridge, freezer and washing machine. The large dual aspect master bedroom has built-in wardrobes, access to the secondary loft with a ladder and light, and an en suite shower with underfloor heating. The guest bedroom has built-in wardrobes and an en suite bathroom. There are two further bedrooms and a family bathroom, plus a study with built-in desk and cupboards that could provide a 5th bedroom if required.

Outside - At the front there is a driveway with parking and turning space for several cars. The front garden is laid to lawn with a mature lime tree and shrub borders. At the rear is a paved terrace, a large lawn, numerous mature bushes and plants plus a screened vegetable garden. In the rear corner is a second paved area with a pergola and pond.

Double Garage - Two electric doors, eaves storage space, power and light. There is a window and door at the rear, leading to the courtyard, and in turn the front door.

General - All mains connected. The gas boiler is in the utility room. Council tax Band F - £2,915.26 payable for 2020/21. EPC rating C - 69.

Location - Malmesbury lies close to the border of Wiltshire and Gloucestershire, 14 miles south of Cirencester and 10 miles north of Chippenham, with Swindon 16 miles to the east and Bath 24 miles to the west. It has a good selection of shops including a Waitrose supermarket, a regular farmers' market, a library, museum, leisure centre with pool, two primary schools and an Ofsted rated Outstanding secondary school. J17 of the M4, 5 miles south, provides access to the area's major employment centres and there are trains to Paddington in just over an hour from Chippenham, Kemble and Swindon.

Directions To Sn16 9Lu - Proceed down the High Street, over the river bridge and, at the Priory roundabout, take the second exit heading east towards Brinkworth. Just before the bus stop as you rise up the hill, bear left onto the shared driveway which leads to the property.
