Property description

Tenure: Freehold

The Victorian house occupies an elevated position, facing South overlooking the extensive, mature gardens sloping down to the River Fowey. The entrance is off a small lane that crosses a pretty bridge over the river. From the parking and turning area at the end of the dual entrance drive, flights of steps rise to the broad timber decked terrace and the front door beneath open porch. The house has character and charm typical of its architectural period with features such as exposed boarded floors, picture and dado railing and cornicing. From the Reception Hall doors lead to the Cloakroom, large Sitting Room and Dining Room both with French doors and Breakfast Room with oil fired Aga. From here a doorway opens to the fitted Kitchen with oak fronted base and wall cupboards, granite worktops, oven, double butler’s sink, fridge, dishwasher and island with hob. A door from the kitchen leads into the Utility with plumbing for washing machine and tumble dryer, fitted cupboards and door to terrace and gardens. From the Hall the staircase rises to the Landing with doors to the Principal Bedroom/ Dressing Room / Shower Room Suite, Guest Bedroom/ Shower Room Suite, 2 further Bedrooms and Bathroom.

From the lower entrance, a separate drive beside the river leads to the Cottages, set well away and private from the main house. A range of barns have been converted to provide 3 lovely holiday cottages around a courtyard and which have been thoroughly renovated and modernised in recent years by the current owners.

Parr – 3 Beds (Sleeps 4 plus 2 children)
Loveny – 3 Beds (Sleeps 6)
Peal – 3 Beds (Sleeps 6)

All are beautifully presented and with individual character. On the opposite side of the courtyard is a single storey communal building comprising a large sitting room with wood-burner, games room, kitchenette, WC and laundry/dog washing room.
The cottages occupy an idyllic riverside setting and in a prime Cornish holiday location, within easy reach of both South and North Coasts and many other renowned destinations such as The Eden Project and the Lost Gardens of Heligan. All of this comes with the added opportunity of some excellent Sea Trout and Salmon fishing, literally on the doorstep, in the stunning River Fowey.

Wainsford is situated about equidistant between Bodmin and Liskeard within the beautiful Glynn Valley in an Area of Outstanding Natural Beauty overlooking the River Fowey and on the southern edge of Bodmin Moor. Both Bodmin and Liskeard are within easy reach along the A38 and have a full selection of local facilities, including supermarkets and schools. Bodmin Parkway Station is about 3 miles and 10 minutes-drive away, with mainline connections to London (Paddington) and Penzance. The A30, leading west into Cornwall and East to Exeter and the M5, is 6 miles distant and there is also easy access along the A38 to Plymouth, from where there are ferries to France and Spain. Newquay Airport is about 21 miles and 30 minutes-drive away. There are many bridleways and footpaths around the area, one of which is a comfortable walk from the end of the property to the Halfway House pub, and good walking and riding to be had on Bodmin Moor. There are golf courses at Lanhydrock, Launceston, Saltash and St Mellion. Within easy reach, to the South, is the spectacular South Coast with its beaches and estuaries and sailing at places such as Looe, Fowey, Plymouth etc. The North Coast provides the lovely sandy surf beaches at places like the Camel Estuary.
