Situation
Grittlesend is a small, scattered rural hamlet, part of the Parish of Cradley in a very beautiful, unspoilt area of Worcestershire, on the edge of the Malvern Hills AONB. Stone House stands harmoniously within mature grounds which in turn blend perfectly with the rural surroundings, where wooded hillsides characterise this exquisite area of the county with the majestic Malvern Hills as a wonderful backdrop.

The nearby village of Cradley has a thriving small community with a primary school, village hall, The Butchery (selling local meats as well as day to day provisions) parish church and public house. Also nearby is the pretty village of Suckley which has an Ofsted outstanding first school and a church, and in Longley Green there is a Post Office with general store plus a public house.

Further afield, Great Malvern and Ledbury are charming local centres offering an excellent range of shops, cafes, restaurants, and other recreational amenities. Malvern is also a renowned cultural centre with an excellent theatre and cinema and a centre of local music talent. The cathedral City of Worcester offers extensive shopping and leisure facilities, as well as being the cultural focal point of the county. Worcester is also home to Worcestershire County Cricket Club, Worcester Racecourse and Worcester Warriors Rugby Club with rowing and other pursuits available on the River Severn that flows through the centre of the city.

For education, the area is extremely well provided for with a range of excellent state and private schools, including The Downs, Malvern St James and Malvern College. In Worcester there are two well regarded Public Schools, Kings School and Royal Grammar School, both of which have preschools and prep schools. The University of Worcester has some outstanding courses and facilities.

The A4103 just to the south provides fast road access to Worcester and Hereford. The M5 motorway at Junction 7 provides easy access to the south-west or to the Birmingham conurbation with the NEC and airport about an hour away. Mainline train links from Malvern provide services to Birmingham, Cheltenham, Oxford and London. Trains run to London every hour from the newly opened Worcester Parkway station, taking just over two hours.

Accommodation
Stone House is a remarkable contemporary home. Designed by architect Neill Lewis FRIBA, this astonishing house was built in 1999/2000 amidst grounds of about 1.75 acres which have been painstakingly landscaped to enhance the surroundings and outlook. The house was developed by the current owners after asking an exacting standard from a local architect renowned for designing environmentally sensitive, low energy projects incorporating sustainable technology. The brief was not only to provide an eco-friendly home but to provide convenience and function and ensure the building blended with and made full use of the superb setting.

The marvellous shape of the house was designed to allow the house to meld into the undulating landscape rather than to project above it. Various design elements were featured to help the building to harmonise with its surroundings including elevations of mellow local sandstone which sit beneath the inspirational curving roofs. The architect incorporated tall windows to avoid visual breaks between the interior and the grounds. Great attention to detail can be seen throughout, exemplified by features such as concealed downpipes, aluminium windows powder coated to match masonry, and single cant blue bricks used to soften the edges of window openings in the stonework. The high specification of Stone House was made a priority in the design and includes 10-zone underfloor heating, double glazing with Pilkington 'K' toughened glass for reduced solar gain, exceptional insulation, in-built and centralised house vacuuming system, integrated sound system, remote basement garage doors, excellent security systems and 21 photovoltaic panels for power generation with income generating Government Feed in Tariff to 2036.

Gardens and grounds
From the lane, Stone House is approached via two linked stone pebble entrance driveways. The top drive, through stone piers from the road has parking areas adjacent to the front entrance. To the side there is a fuel store and log store. The lower driveway leads to the principal parking and turning area adjacent to the integral garage. Surrounding the property there are delightful, well stocked terraced shrub borders and two wildlife ponds. To the side of the house there are steps up to the balcony terrace outside the kitchen/family room which extends to the rear of the property.

The main terrace to the rear of the reception hall is stone paved, with a delightful westerly aspect to enjoy the setting sun and is ideal for entertaining, with a walled garden and stone-built barbecue. At the north edge of the garden, which is mainly laid to lawn, is a spherical 7 seat rotating summer house overlooking the local landscape with the Malvern Hills dominating the skyline. In the delightful lower area of the garden there is a further wildlife pond and a bridge over a small brook that passes through. To the western boundary a gate leads to a sloping pony paddock.
