Henley on Thames is a charming and famous riverside town within 10 miles of Reading, 35 miles of central London and 25 miles from Heathrow. Henley is surrounded by lovely countryside, dominated by the Chiltern Hills and the River Thames runs through the town itself. There are miles of walking, cycling and running routes along the Thames Path and in the surrounding countryside, and of course rowing and boating on the River Thames. Every summer the town hosts the world-famous Royal Regatta followed by the Henley Festival and Rewind Festival.
The town has a railway station providing a link to the mainline stations in Reading and Twyford with a fast service to London Paddington (from 28 minutes). Crossrail will allow direct access to the City, Canary Wharf, the West End and Heathrow Airport from 2019. The M4 (J8/9) is approximately 7 miles away, and the M40 (J4) is 12 miles.
Henley offers an excellent variety of shops, ranging from high street chains to independent boutiques. There are numerous coffee shops and many restaurants offering an array of cuisines. Sporting facilities include several fine local golf courses and clubs for rugby, squash, swimming and tennis. Local primary schools include Trinity, Badgemore and Valley Road, and are all rated good or outstanding by Ofsted. Gillotts School and The Henley College offer secondary and 6th form education.
The entrance hallway has wooden floors, period cornicing and high ceilings, which are replicated throughout the property. The living room has a large period fireplace with striking over mantel, square bay window and decorative picture rail and ceiling rose. There is a separate dining room with a sash window to the garden. The kitchen is a wide galley style with built in storage and appliances and a wooden work top. It has a side door to the garden and double doors through to a conservatory, which in turn leads to the garden beyond. The basement is currently split into two main rooms, both with small windows. There is an additional arched storage room which would make a fabulous wine cellar.
On the first floor, there are three double bedrooms, two with wardrobes and decorative fireplaces, and all with high ceilings and sash windows. There is a family bathroom with a bath with shower over and an ensuite shower room. The second floor is a spacious principle bedroom with double aspect windows including a Juliette balcony and a bathroom with a roll top bath.
The front of the property is pretty, with a garden gate and pathway to the door. Parking is on the street, with permits available though the town council for two vehicles.
There is a side alley for bin access which also leads to the garden through the gate. The garden itself is mature and surrounded by period brick walls. There are lawned area and two paved seating sections. The garden is west facing and also benefits from a storage shed.
