Two storey detached house (107 sqm.) with 2 bedrooms and 2 bathrooms and a totally fenced garden measuring about 200 sqm. It overlooks the village and the Peligna Valley and is the highest house in the village of Roccacasale (AQ) along a steep road that goes up to the castle.

The recent renovation has involved the consolidation of the existing structure and the remaking of the roof, while maintaining the original character with all the facades of exposed stones; the wise choice of materials, finishes and furnishings has given a character of absolute typicality to the whole house. The house is sold including all the equipment, most of the quality furnishings and is ready to be used immediately.

Access to the property is through a driveway gate or pedestrian gate that are in wrought iron galvanized like all the fence and lead onto the courtyard paved with river pebbles and the beautiful garden that surrounds the house on three sides. Entering from one of the two entrance doors you find yourself in a large room with two windows, embellished by the striking back wall with exposed stones and the ceiling punctuated by decorative wooden beams. This room is functionally divided into a kitchen area, a dining area and a living area with a wood stove and also a sofa bed. Under the stairs there are a useful bathroom with window and a closet.

A comfortable masonry staircase covered with original terracotta under coppi tiles leads to the first floor leading to a landing with another useful closet. There is a double bedroom with a long balcony and a very panoramic window and a bedroom that can have two superimposed single beds or a bunk bed; also from the bedroom you can go out to the beautiful wrought iron balcony of the 1700s that allows a spectacular view of the castle not far away. The first floor is completed by a bathroom with a shower cabin and a rear window protected by an iron grating. In the attic above the two bedrooms and the bathroom there are storage spaces closed by wooden doors.

The roof of the house is new with reinforced concrete curb and roof with hollow flat blocks , insulating panels, onduline and finally traditional tiles with two style chimney pots. The lower wall against the ground has been insulated from the damp with a beaded sheath and draining. The window frames are in walnut-colored fir wood and the windows have double glazing, mosquito nets and external closing doors. One of the two entrance doors is a restored ancient door, the other is a glass door with hatchbacks giving light inside and allowing an immediate exit into the garden. The interior doors are also fir wood, mostly with two leaves. All the floors in the house are in brick-colored porcelain stoneware. The heating and domestic hot water are guaranteed by the methane gas boiler placed in the service bathroom and by the functional vertical wall radiators. Electrical system in accordance with lifesaving, TV sockets in various rooms and telephone and burglar alarm system prepared. Sewer connected to the network.

The garden is partly paved and partly has grass lawn equipped with irrigation system, there are several accessory water points and a tool shed; in a corner there is also a barbecue. The garden is enriched by 3 olive trees, 1 cherry tree, 1 fig tree and several decorative plants.


A charming mountain village, built on the slopes of the Monte della Rocca at 450 metres above sea level. It is in the centre of the Abruzzese Apennines overlooking the Peligna Valley and close to the larger towns of Sulmona and Pratola Peligna.

Roccacasale has a population of 683 and its origin dates to the ancient settlement of Casali, known to have existed prior to 925 AD. Following the construction of the castle, the residential centre developed into a typical medieval, walled village. Exploring the roads that radiate from the castle, linked by narrow passageways between the fascinatingly old buildings, allow walkers to appreciate times past.

Tradition maintains that the ruins of Roccacasale′s towering castle are inhabited by fairies, who work evil spells on the unwary.

The typical products of the area include wine, mushrooms, olives, potatoes, beans, tomatoes and other minor crops. Pecorino cheese production is also excellent.

Roccacasale has a few shops, bars and restaurants whist the larger town of Sulmona, with all facilities, is only 12 minutes away, by car. Pratola Peligna can be reached in 5 minutes and has a food and flower market, every Friday. Both towns can be reached by bus.
