Property description

A well-proportioned four bedroom detached house set within a generous plot approaching a quarter of an acre, benefitting from beautiful surrounding gardens, a double garage and wonderful rural views. Located in the popular village of Galhampton. Viewings by appointment only.

A door to the front of the property opens into a central entrance hall, which incorporates the staircase to the first floor accommodation. The property has two reception rooms; a formal dining room and a spacious dual-aspect sitting room with a fireplace and an inset multi-fuel burning stove. Adjoining the sitting room is a south-east facing double glazed conservatory, which has double doors leading out to the gardens. A small rear lobby accessed from the hall then gives access into a downstairs WC, out to the garden and through to the kitchen. Fitted with a range of matching floor and wall units, the kitchen/breakfast room, which is also dual-aspect, includes an integrated electric oven and hob, a built-in pantry cupboard, space for white goods and also houses a floor-standing boiler for the oil-fired central heating. On the first floor, the property benefits from four bedrooms, all of which have two double glazed windows with wonderful, far-reaching rural views as well as built-in cupboards in each. The Master bedroom includes fitted wardrobes across one wall, too. Completing the accommodation is a tiled family bathroom, which has a matching white suite comprising a panelled bath, a low level WC, a pedestal wash hand basin and a heated towel rail.

The property is located at the end of Mayfield Close, with a driveway at the front of the house providing off-road parking for several vehicles. There is a detached double garage (4.74m x 5.85m) with one 'up and over' door, light, power, storage into the roof space and a personal door to the side. The gardens are predominantly laid to lawn, include a selection of mature shrubs and trees and are enclosed to all sides by fencing and established hedgerows. In addition, there is a raised pond, outside lighting and garden storage.

Galhampton is part of the parish of North Cadbury and Yarlington and benefits from a thriving village hall, a chapel, a good pub and a wonderful community spirit. Nearby Castle Cary is an attractive bustling market town of glowing golden stone, it is a haven of historic buildings, independent shops and boutiques and picture-perfect surrounding countryside. Dating back to 1855, The Market House remains the focal point of the town, hosting a weekly market as well as regular events. The town is home to many independent businesses including shops and art galleries. Amenities include a nursery, primary and secondary schools, a health centre, a dental practice, a library, a Post Office, a deli, grocery stores, a greengrocery, a newsagent, a chemist, pubs and tea shops. There are large supermarkets a 15-minute drive away in the towns of Wincanton and Shepton Mallet. The newly opened 'The Newt in Somerset' is just a short drive away along with the fashionable town of Bruton, home to Hauser & Wirth Somerset, a pioneering world-class art gallery. The mainline railway situated on the edge of Castle Cary makes this a great location for commuters (Paddington c. 90 mins) and the A303 is also within easy reach.

From Castle Cary, proceed out of town on South Street (B3152) and at the junction with the A359, turn right towards Sparkford. After approx. a third of a mile, take the turning on the left into Long Street, then almost immediately left again into Mayfield Close. The property is located at the end of the cul-de-sac.

Agents note:

A parcel of land adjoining the property on the western boundary, accessed directly from the A359 (not via Mayfield Close itself) has planning permission granted for the erection of eight dwellings. Details of the planning permission can be viewed using the reference below, on the South Somerset Council website. The construction of these dwellings would not affect the rural outlook shown on the photos listed.
