First Floor Plan The ftrst floor consists of two double bedrooms with an adjacent bathroom. The two bedrooms have large roof lights for both light and solar heat gain, with a window to look out on to the views. The eaves have been utilised as storage space. Four smaller roof lights have been proposed on the front elevation roof to allow natural light and ventilation into the spaces.

A proposed flat green roof sits above the ground floor to blend the structure into its surrounds across the hilltop. Roof lights within the greenery of the roof are to allow natural light throughout the new home.
Site Layout The proposed new dwelling has been set back from Carlton Avenue to allow for a minimum of 3 off-street parking spaces.

The new dwelling has been positioned to allow for external access down both sides and to minimise the impact of the new dwelling from the street scene. An elongated roof has been introduced to minimise
its impact whilst maximising the internal head space of the first floor bedroom.

The topography of the site slopes from Carlton Avenue road down to the rear of the site and beyond to the A6. Ramps and external stairs have been proposed to access to and from the front and rear of the site. The rest of the topography will be landscaped to suit the position of the new dwelling and to maximise the space available.
Site Drainage All surface water will be discharged to a new localised soak-away within the boundaries of the site. Foul drainage will feed into the existing public sewer located within Carlton Avenue road. All new drainage systems will be set up to suit the new dwelling layout. Existing manholes on site will be utilised where possible.
Proposed Site Section The highest level of the site is at the footpath adjacent to Carlton Avenue. From there we are proposing a flat level permeable parking area before stepping down to the ground floor finished floor level. The ground floor finished floor level is the same as the existing dwelling’s finish floor level in order to minimise the impact of how the front of the new dwelling looks from the street scene.

From the main living accommodation to the rear of the site, you step out on to a patio area. From this patio area, we step down further, to the lowest level of the site
the rear garden space. From the rear of the site, the topography of the land continues to slope down towards the A6 and the rail track further on from that.

We propose to maintain a finished floor level throughout the ground floor and look to nestle the new dwelling within the hill side, whilst making the most of the panoramic views over the peak district.

Ground Floor Plan A void space sits above the staircase allowing for an impressive double height entrance into the dwelling. An internal window is positioned behind the open tread staircase for undisturbed views from the entrance right through the property, adding to the wow factor.

Various roof lights allow natural light into the depths of the open planning living space, which will sit nestled within the green roof.
Storage Following the demolition of the existing large garage, we propose to create an external storage space below the proposed patio area to store garden equipment, bikes etc. Rails will be installed on external staircases to allow access for bringing bikes to and from the front and rear of the site.
External Landscaping The external landscaping will respect the existing materials used throughout the site. Areas of hard landscaping will be at the bottom of the external staircase and the patio area will be directly in front of the kitchen dining room leading out from the sliding doors. All footpaths will be constructed using a permeable material to allow for surface water run-off drainage. The parking area to the front of the new dwelling will also be of a permeable material finish.
Trees and Hedges Some existing trees will be removed as part of the finished scheme adjacent to new walls to allow for excavating and the construction of retaining and external walls. Please refer to drawing 1063 - 01 - Existing & Proposed Site Plan.
Proposed materials The main front of the new dwelling is proposed to be a rough Yorkshire stone finish which will have been recycled and reused following demolition of the existing building. The wrap-around side and rear external ground floor structure finish will be a modern smooth stone finish.

Vertically hung timber panels will frame the entrance and front elevation windows.

The proposed roof tiles will be a modern concrete tile with small roof lights to front and large roof lights to the rear. These will help to break up the roof structure and allow natural light deep into the new dwelling. Proposed windows and doors will be a dark grey anthracite colour finish.

When you place your bid, you are deemed to have agreed to SDL Property Auctions’ Buyers Terms (England & Wales) which are available on SDL Property Auctions website.

Auction type- Unconditional with Variable Fee:
If you are the highest bidder, you must exchange legally binding contracts for the sale when the auction for the property comes to an end. You must then pay the applicable fees and deposit. You must complete the sale within 15 business days unless the Special Conditions of Sale contained within the Legal Pack state otherwise.

Auction Fees:
The following non-refundable fees apply:
Buyer’s Fee- payable on exchange of contracts. This is calculated as a percentage of the actual purchase price of the property. Either:
(a) 4.8% (including VAT) of the purchase price, for properties up to and including £250,000
(b) 3.6% (including VAT) of the purchase price for properties sold for over £250,000
The Buyer’s Fee is subject always to a minimum of £6,000 (including VAT). The Buyer’s Fee does not contribute to the purchase price and will be considered as part of the chargeable consideration for the property in the calculation of stamp duty liability.

On exchange of contracts, you must pay a non-refundable deposit equal to 5% of the actual purchase price of the property, subject to a minimum of £5,000. The deposit contributes towards the purchase price.

Payment Method:
When you register to bid, you will be prompted to provide your payment details to SDL Property Auctions. In the event that you are the winning bidder, your card will automatically be charged a proportion of the Buyer’s Fee & Deposit. The payment will be calculated based on the guide price of the property, in line with the fee scale described above. Where the actual purchase price is higher than the guide price, you will be required to pay the difference immediately after the end of the auction, which can be paid by debit card or bank transfer.  Payment by cash or cheque will not be accepted.
