A delightful and extended Scottish Borders cottage with spacious, boarded loft space' and beautiful, well-kept gardens ideal as a main or retirement home, just over a mile from the River Tweed and surrounded by open countryside.
The front door of the property opens onto an entrance lobby with stairs to the first floor to the left, a small cloakroom ahead and a solid-wood internal door to the lounge to the right.
Here, a traditional stone-flagged floor lends the property an authentic rustic ambiance, along with an open fireplace with a black granite hearth equipped with a cast-iron log burner. Plenty of natural light is allowed by the large bay windows, with a wall-mounted radiator beneath. However, the room also includes some integral shelving, a TV, phone and Ethernet point and modern heating controls.
A second internal door from here then leads through to an internal hallway offering access to the kitchen and the separate dining room as well as the house bathroom.
The latter is currently decorated in a soft mustard yellow and equipped with a solid-wood floor, an external door opening onto the rear courtyard garden.
The floor in the kitchen matches the dining room and is complemented by solid-wood countertops and base units. Some bright colours are added by the splashback tiling above the cooking and preparation areas with additional storage available on shelves above. The kitchen design also includes a single electric oven and grill above a four-ring induction hob, space and plumbing for a washing machine and a double-bowl stainless steel sink with a chrome mixer tap beneath a window overlooking the rear garden.
The bathroom includes a patterned, water-resistant linoleum floor and includes a pedestal sink, WC and a panel bath with a shower above.
The stairs to the first floor lead to a landing with doors opening onto a WC and one double and one single bedroom. Both are carpeted with the larger also equipped with integral timber-fronted wardrobes along one entire wall.
The large attic space is accessed by drop- down ladders and is currently used as an office and fitness room with plenty of natural light allowed by velux windows
The property is fronted by a delightful garden planted with a significant variety of flowering plants and shrubs with raised beds for vegetable growing, separated from the lane by a picket fence with a gate beneath a decorative timber arch. An extensive gravelled area the front of the property is also accessible by car – but features between include an ornamental pond, a timber pergola above a stone-flagged patio and a small greenhouse complete with a water butt plumbed into the guttering from the roof.
A path around the left-hand side of the cottage allows access to the rear where a gravel and flagstone courtyard enjoys views across open countryside. Boundaries are marked by timber trellis fencing, a gate leading to a gravel parking area large enough to accommodate two vehicles. The courtyard also includes access to a substantial timber shed with a sloping roof, comfortably large enough to be used as a small workshop or for storing bikes and garden tools if required.
The property is surrounded by open Scottish countryside just over a mile north of the border with England and the banks of the River Tweed.
Ideal as a holiday home or perhaps for retirement, there are plenty of walks along country lanes and footpaths nearby, while the nearest amenities are in the village of Norham across the English border. Here you can find a post office, the cosy and homely Masons Arm’s popular among the Tweed fishing folk, the Victoria Hotel, a convenience store and a local garage.
However, Berwick-on-Tweed is approximately eight miles east and boasts its own retail park including an Marks and Spencer foodstore, an edge-of-town Asda superstore and filling station and a good selection of town-centre banks, independent shops and businesses, pubs, restaurants, cafes and coffee shops.
Leisure facilities include the Swan Centre which incorporates an indoor swimming pool and arranges family activities and fitness classes. Otherwise, the area is also known for walks along Spittal Beach and its proximity to the Lindisfarne National Nature Reserve which is around ten miles south along the coast.
