Property Details:
Accommodation comprises entrance hall with inbuilt storage cupboard, leading into the bright and spacious open plan reception/kitchen, flooded with natural light from dual aspect windows, and offering wonderful characterful space for relaxing, entertaining and dining. The kitchen area comprises a modern range of matching wall and base units with work surfaces incorporating inset sink unit, gas hob with overhead extractor and electric oven, and further space for appliances. There is a spacious double bedroom with space for free-standing furniture, and a stylish bathroom with modern suite and metro-tiling.

The property is enviably located within a short distance of Hoxton and Haggerston stations, each providing excellent cross-London links, as well as numerous regular bus routes connecting the surrounding area. There is a vibrant selection of shops, bars, cafes, restaurants and amenities close-by, as well as the lovely open spaces of Shoreditch Park and the Regent's Canal.

Comments from the owner:

What do you love most about your home? It's a modern property in a secure development, very comfortable and spacious to live in. The eves add a lot of character, together with the colours. I love how the light floods the living/kitchen area on sunny days. Being the top floor with no neighbors on the side makes it very quiet too. One thing that maybe it's relevant to mention is that it's not a council block but owned by a housing association instead.

It's not a point I love about the home, but the fact the boiler was replaced in early January this year can be attractive to some maybe.

Why are you moving?

It's a mix of things. Our job situations have changed to a point that enables us to work remotely full time, which aligned with the desire of an out-of-London lifestyle in the countryside and to have more space for a bigger family. These combined made us decide to move.

What do you love about the area?
It's just the most amazing position to be in north/east London. It has easy access to overground, buses, and the majority of the underground networks by Old Street St, Liverpool Street St, and Whitechapel St.

At the same time, it is just a short walk to wonderful street markets (like Broadway Market), coffee shops, and green spaces (Victoria Park and London fields are a short walk along the canal).

The canal adds a lot of charm to the area, with an exciting thoroughfare, for example floating music concerts, libraries, cooking classes just to name a few.

A perfect weekend would include a visit to the Broadway market on Saturday for brunch, maybe a swim at the London Field's heated Lido, and a walk around Victoria Park.

On Sundays the Columbia Road Flower Market is a 10 minute walk, and offers independent food, live music, antiques, and of course, flowers.

If the overground is part of the daily commute, a quick stop at Fabrique for one of London's best coffee/bread/pastries just before boarding is a good call. Mokomade Japanese cafe is an undiscovered gem just outside your front door.

Shoreditch Park, which is also a short walk, is having its leisure center revamped, which will include bigger and better swimming pools, gym, and other facilities.
