Mae'r safle wedi'i leoli oddi ar gyffordd 17 ar yr A55, gan wneud y safle yn berffaith ar gyfer mynediad i ac o'r Gorllewin, tuag at Fangor a Chaergybi, De a Chanolbarth Cymru a Chaerdydd ar yr A470 ac i'r Dwyrain tuag at Fanceinion a Lerpwl. Mae'r safle hefyd yn hygyrch ar fws, gyda nifer o safleoedd bws o fewn pellter cerdded a bydd cynllun o welliannau lleol yn gosod y safle ar lwybr beicio newydd Conwy.

Dyhead Cyngor Bwrdeistref Sirol Conwy yw cynyddu cynhyrchiant, cystadleurwydd a thwf yn y sir a'r busnesau sy'n gweithredu'n lleol. Mae'r datblygiad uchelgeisiol hwn wedi'i dargedu at ddatblygu busnesau bach a chanolig presennol, denu busnesau newydd i greu swyddi o ansawdd a chadw gweithlu dawnus Conwy yn y sir.

Mae'r pedwar uned wedi derbyn caniatâd cynllunio llawn B1 i B8 gan wneud yr unedau yn addas i ystod eang o anghenion busnes. Bydd yr unedau'n elwa o: Ardal Dderbynfa, Cyfleusterau Toiled, Gofod Cegin, Gofod Swyddfa, Drws Rholer, Lle Parcio wedi'i Ddyrannu a Warws Hyblyg.

Ar hyn o bryd mae'r unedau wedi'u cynllunio fel pedwar uned annibynnol, fodd bynnag gall mwy o ofod fod ar gael ar gais yn amodol ar gymhwysiad.

The site is located just off junction 17 on the A55 making the site, perfectly placed for access to and from the West, towards Bangor and Holyhead, South to Mid Wales and Cardiff via the A470 and East toward Manchester and Liverpool. The site is also accessible by bus, with a number of bus stops within walking distance and a scheme of local improvements will put the site on the route of the newly improved Conwy cycle track.

It is Conwy County Borough Council's aspiration to increase productivity, competitiveness and growth for the county and the businesses that operate locally. This ambitious development is aimed at developing existing SME businesses, attracting new ones to create quality jobs and keep Conwy's talented workforce in Conwy.

All four units have been granted full B1 to B8 planning permission making the units available to a wide variety of business needs. The units will benefit from: Reception Area, Toilet Facilities, Kitchen Space, Office Space, Roller Shutter Door, Allocated Parking and Flexible Warehousing.
