Situated in the heart of the North Wales countryside on the periphery of Llandegla, we turn into the large parking area overlooking the river and adjacent to the attached single garage with its forward facing security lighting.

At the front of the home is the large patio set above the grassed banks of the river, where the water powered flour mill once stood, this being the original miller’s cottage. Before the patio we come to the wood effect UPVC front door via which we gain entrance to the inner hallway with its stone floor.

From here we pass into a passageway connecting the sitting room and kitchen and turn left where the sitting room opens out before us.

In the far-left corner is a door through into whatever you want it to be. It has seen use as a third bedroom though is currently more of a flexible hobby/music room, a role it fulfils admirably owing to the sound deadening qualities of the massively thick walls.

The sitting room and here form the oldest part of the home, dating back to the early 13th century and this, being at a slightly lower level was originally the byre for the families’ animals. At a later point in history the building was home to the village cobbler and features a recess in the brickwork where shoes would be left for repair but when somewhere is 800 years old, you should not be surprised by its several re-inventions.

Back into the sitting room where the stairs rise against the adjoining wall, we find a room which is the dictionary definition of cosy. With its oak beamed ceiling and stucco walls focussed around the large ingle nook with a log burner at the centre, the only thing missing is Mrs Tiggywinkle reading Peter rabbit a bedtime story.

On the far side another door leads into a far newer, but no less welcome addition to the home; the massive conservatory.

Featuring an attractive and highly practical fully ceramic floor, this is big enough to provide a full sized lounge beside an equally generous dining area and to keep you snug through the winter months, there are two wall mounted gas heaters, one at each end of the room.

From the ‘lounge’ end of the room a set of French doors open onto a small patio area surrounding the conservatory which then leads to a flight of steps up through to a larger tiered garden with a generous flat area of enclosed lawn with a rockery set in one corner.

Returning into the house and through the sitting room we come to the recently fitted kitchen, taking care to mind our heads as this, in common with virtually all homes of this vintage can catch the foreheads of the unwary. However, it is a mistake you only ever make the once…

Immediately on the left is yet another traditional wooden door into the utility space which houses the central heating boiler and through here to the bathroom. This is pleasingly fitted out with a continuation of the pretty stone floor and a suite comprising a pedestal hand basin, lavatory and a ‘P’ shaped spa bath with an electric shower above.

The kitchen is in effect divided in two with the original side wall of the cottage forming a natural barrier, beyond which we are transported several centuries into the future and confronted with all the modern niceties our ancestors could only dream of, topped off with the stunning view across the garden and down to the river.

To one side of the kitchen is a well equipped utility room where a traditional stable door allows us into the garden. From this vantage point we can see the two *glamping ‘pods* in the distance past the woodshed and workshop, nestling beneath the trees as the river gently flows beneath their viewing platforms. On this stretch of water kingfishers are a common sight and there is the occasional treat of seeing otters in the wild. If you can’t relax here, you need therapy.

Returning indoors, immediately at the top of the stairs is the first of the bedrooms. In spite of the thickness of the walls restricting the available light, the fact that there are two windows each with a different aspect does a great deal to redress the balance and the result is a pleasantly bright yet cosy room, adequately large to make a comfortable double.

Beyond the head of the stairs is what I can best describe as a mezzanine floor, as it is too large to be called a landing. Large enough in fact, to provide space for a formal office with masses of storage and even, if a fold-out settee were to be placed in here, it could easily become an occasional additional bedroom.

A short corridor travels around the massive chimney breast which passes through the room with the added bonus of providing an additional heat source in the winter, before revealing the main bedroom, which is where we return to the world of Beatrix Potter, for this is an enchanting room.

Deceptively spacious, sufficiently so to avoid being overpowered by the massive super-king sized bed with its twin bedside cabinets and containing two wardrobes, one fitted, the other free standing. Again, there are is pair of dual aspect windows, one in a roof gable and overlooking the river while the other is in the end wall of the home and sits with a sink and vanity unit in front of it. The cottage atmosphere is completed by the oak beams running either side of the room, the perfect final detail in a very special home.
