Shared Ownership – General Eligibility Criteria

To be eligible to apply for Shared Ownership with Orbit Homes, you generally need to satisfy the following:

  1. Age

    • You must be 18 years old or over.

  2. Not currently owning a suitable home

    • Usually, you must not already own a home that meets your needs. If you do own one, it may disqualify you or require special circumstances.

  3. Credit status

    • You need a good credit record, to be able to obtain a mortgage and meet ongoing financial commitments.

  4. Affordability

    • You must be able to afford the share you want to purchase, plus the rent on the remaining share, plus any service charges / maintenance etc.

    • Orbit carry out an affordability assessment, including estimates of monthly costs, deposit, fees and ensuring that you have sufficient “surplus income” after all housing costs and other financial commitments.

    • Under their Surplus Income Policy, applicants must typically have a certain minimum amount of disposable income (after all commitments) to ensure sustainability.

  5. Income thresholds

    • There is often an upper limit on household income, many Shared Ownership schemes in England use similar limits (e.g. around £80,000 outside London, sometimes higher/lower depending on region, funding and planning agreements) in other providers’ eligibility criteria.

    • You may need to show your household income, savings, etc. as part of the initial and full assessment.

  6. Residency / Right to live in the UK

    • You need the legal right to live in the UK. Citizenship, settled status, or valid leave to remain are usually required.

    • Registration / Application Process - You will be sent through an initial affordability assessment often by a nominated mortgage advisor, which decides whether they meet Orbit’s eligibility and financial capacity.
