Property description

Tenure: Freehold

Situation: Located on the edge of a hamlet of Cherrington, away from the main road, and providing the chance for an incoming purchaser to enjoy the countryside whilst also being exceptionally well connected, Cherrington Grange is a charming former farmstead that formed part of the Duke of Sutherland's Lilleshall estate.

The property has a wonderful, gravelled and gated approach. The house has a very flexible layout and can be configured to suit an incoming purchaser.

Entering into the house there is a large entrance hall with ample storage space for coats, boots, wellies, and for the utilities as well as a cloakroom. This in turn leads to the kitchen and family room.

The kitchen is very well laid out and has a wonderful cosy feel with oak beams, a marble quartz worktop and shaker style units with a large fireplace and a Range as its principle feature along with the dual aspect windows to the front and side.

This leads on to the sitting room next door, again with oak beams showing and dual aspect as well as a large fireplace and a Clearview stove. This then leads back through to the hallway with parquet flooring and a high window providing a huge amount of light to the room. This then leads on to the large 15x15ft dining room with the family room beyond looking out to the far reaching southerly view.

Upstairs, there are three exceptionally sized double bedrooms. The master bedroom has its own en suite shower room and south facing balcony and ample space for storage. The second bedroom has its own built-in storage and the third bedroom has a built-in wardrobe and ample space for cupboards. The family bathroom is also a good size with a shower and bath. Further up to the second floor and there is another bedroom with attic storage in the cupboards beyond.

Separate to the house, there is a large one bedroom annexe, on its own heating system, with a full kitchen, a large double bedroom with its own en suite shower room and a large 16x17ft sitting room.

Outside, the garden is mainly laid to lawn and has a surrounding wall and gate, to make use of the surrounding views. There are a further two small fields that are both with the sale, with the total area being just under 6 acres.

Local amenities are in Newport; Shrewsbury, Wolverhampton and Birmingham are further afield. The area has excellent local private and state schools, with Old Hall, Birchfield and Prestfelde Preparatory Schools all nearby. Shrewsbury School, Shrewsbury High School, Wrekin Collage, Newport, Stafford and Wolverhampton Grammar Schools, for secondary education, are all within an easy commute.

Cherrington is very convenient for transport, with the A442, A5, M54 and M6 all close by. Trains are available from Stafford (direct to London in 1 hour 20 minutes) and Oakengates (to Shrewsbury, Wolverhampton and Birmingham).

International airports are located at Birmingham and Manchester with Liverpool and East Midlands slightly further afield.

Directions: From the A442, at the Crudgington crossroads take the B5062 heading East signed to Newport. Proceed along this road for roughly 2.5 miles, and then take the fourth turning (opposite a right-hand turn). Follow this road along and at the triangle, bear right. Continue along this road, around the next left-hand corner and just past a right hand turning is the entrance to Cherrington Grange on your right-hand side.
