Property description

Tenure: Freehold

The School House was built in 1970 on the site of the original schoolhouse building and still adorns the historic stone tablet which reads ‘Begbrooke School House 1820’. This handsome property was constructed in a traditional style incorporating some striking architectural features including bradstone quoins and decorative stone label mouldings above the doors and windows.

School House is a very attractive, generously proportioned family home set in a pleasant corner plot with a lovely, landscaped garden to the side benefitting from a well-appointed garden room, raised vegetable beds and mature planting. The spacious accommodation enjoys plenty of natural light and is beautifully presented throughout. To the ground floor there is an impressive open plan kitchen/dining room which has been sympathetically extended to provide a superb dining/family area, fully glazed on two sides with French doors opening to the rear. A roof lantern floods the room with an abundance of light. The well-appointed kitchen area is fitted with stylish shaker-style wall and base units under a granite work surface, with integrated breakfast bar. There is a large recessed double oven range cooker and space for an American style fridge/freezer. To the rear is an adjoining utility room and downstairs cloakroom. The elegant well-proportioned sitting room lies to the front of the house and has a focal stone fireplace with wood burning stove and a fabulous, curved bay window. A further reception room leading from the welcoming entrance hall completes the ground floor accommodation. On the first floor there is an impressive principal bedroom with vaulted ceiling and spacious en suite shower room and walk-in wardrobe/dressing room. There are 2 further good size double bedrooms, and an additional single bedroom/office plus a stylish bathroom.

The delightful enclosed well stocked garden has been thoughtfully landscaped and planted incorporating mature hedging, shrub and flower borders, raised vegetable beds and zoned areas of lawn. To the rear is a fabulous timber summerhouse/home office with separate attached garden store.

To the side of the house there is a garage with gravelled hardstanding parking area to the front.

The property is situated in the village of Begbroke which lies midway between Oxford and Woodstock and is well placed for access to the A34, A40 and M40. Begbroke is Old English for "Little Brook" and this refers to Rowel Brook which runs through the village and is a tributary of the River Cherwell. The village has a public house, the Royal Sun Inn that has traded since at least 1711 and also a village hall with cricket and bowling greens. The Church of England parish church of Saint Michael is a lovely 12th-century Norman building. The nearby Oxford Parkway Railway Station provides regular connections to London Marylebone with the historic City of Oxford being approximately five miles distant with a regular bus service from the village. Local amenities can be found in nearby Yarnton with a primary school and a doctor's surgery and also in the market towns of Woodstock and Kidlington which offer a wide range of shops, supermarkets and restaurants.

From Oxford take the A44 northwards at the Begbroke roundabout take the first exit on to Spring Hill Road. The School House can be found on the righthand side on the corner of St Michael’s Lane.
