Property description

Tenure: Freehold

The Moat is a charming Grade II listed country house, beautifully positioned, being surrounded by its own moat.

The oldest part comprises a 15th century Wealden Hall House of timber framed construction with part timber and part colour wash elevations to the front. To the rear there have been substantial 20th century additions in the Georgian style of brick construction, all under a tiled roof.

The present owners have spent a lot of time, money and effort restoring The Moat to its original condition, including reinstating the moat which is a particular feature of this magnificent property.
Internally the property retains many of its original features, such as exposed ceiling and wall timbers, including a king post in the second floor main sitting room, and wide flanked stripped floors. There are ornate fireplaces, attractive brick and flagstone flooring to the ground floor, quality solid oak doors, cupboards and staircases and leaded light windows to the front elevations, as well as some Georgian style leaded windows to the rear.

The property is approached through electronically operated wrought iron gates, along a gravelled driveway which leads to a parking area to the front of the house. The terrace runs the full length of the south-east façade of the house, with magnificent far reaching views over the moat, gardens and lake. A delightful wooden bridge leads over the moat to a lawned area in front of the lake, which leads to a charming rose garden with raised beds and a paved area with summer house to one side. To the north of the house on the other side of the moat is a beautifully manicured formal garden with miniature box hedging incorporating a number of shrubs and mature specimen trees, with a gravelled and paved path leading throughout.

To the south west of the house is a further lawned area, protected by mature shrubs and specimen trees, with a gazebo beautifully positioned on the edge of the moat. A path leads from the north of the house beyond the immediate gardens to a recently built walled garden, with immaculately kept herbaceous borders and a charming decked area around a central willow tree.

Positioned to the west of the main house is a 5- bay English Heritage style Coach house of oak frame construction under clay tile roof with garaging for four cars and garden shed, on end and loft over which could be developed to create secondary accommodation (STPP).

Situated to the north of the house and approached both from the main gardens and grounds as well as the secondary service drive to the west, is the unique Car Museum and associated buildings. Arranged around a large open courtyard of tarmacadam and chipping with walled pond.

The inner walls of the Museum have been painted to depict the village of Biddenden and other Kentish scenes together with a variety of detailed stage props including shops, hotels, restaurants and other village scenes and crisscrossed with brick paved roads. In addition there is an authentic fully equipped Public House “The Plough Inn” which forms a central feature to the Museum. The security at The Moat is immense, including alarms in the house and museum as well as heavy gauche steel railings and ditches throughout the property.

To the north side of the courtyard are a further collection of extensive outbuildings, including a workshop of approximately 14m x 18m.
