Description

OPEN TO VIEW FROM 12 NOON SAT 30th MAY. PLEASE BOOK ONLINE/CALL 24/7 TO RESERVE YOUR APPOINTMENT. THANK YOU.

What could be nicer than owning your very own "Oasis" in a quaint central Leeds backwater, often referred to as the Northern Quarter? This surely is modern city living at its very best! So what's so special about it, I hear you ask?

These 16 luxurious town houses were created circa 2021 and were specifically designed to offer the very best of versatile, contemporary living, bringing with it all the benefits that Leeds city centre has to offer. In my opinion, the build quality is superior, ensuring good soundproofing and with careful detail taken to provide a rather special property. At approximately 850 square feet of accommodation plus a sun terrace, yard and your own covered parking, this really is something quite special.

So...Your guided tour starts by entering the front of the property into the entrance hall. The staircase to the first floor is directly in front and to the right, you will enter a superb 7 metre OPEN PLAN combined living, dining and bespoke kitchen. What a fabulous room this is! This really is an impressive room and was a lovely surprise for me on my first visit. As you will see from the photos, there is enough space for a sizeable settee and a dining table with 4/6 chairs, with plenty of space without encroaching on the kitchen area. Spacious, light, bright and airy, with access directly onto your very own south-facing enclosed back yard with an external (and internal) staircase that leads up to sun terrace/balcony....How good is that!? (Check out the photos) There is a guest cloakroom on the ground floor too. From the entrance hall, the staircase will take you to the first floor landing, which gives access to the bedrooms, bathroom and sun terrace/balcony. Bedroom 1 is located at the back of the house and being south-facing, is blessed with lovely natural light...the en-suite is a rather nice too. Bedroom 2  (a double) is at the front of the house, adjacent to a contemporary bathroom. Out onto the sun terrace at the back, with it's own external staircase...sunshine and privacy is afforded as it faces south and has high glass screening and "stepped levels". Very useful to have an enclosed back yard and your very own covered drive, providing parking for 1 car...It also comes with an EV charging point too!

So there you have it, one of central Leeds's best-kept secrets...Not now that I have told you all about it. But don't take my word for it, why not book yourself a viewing appointment and I will look forward to seeing you at the OPEN DAY VIEWING EVENT. Surely one to be added to the very top of your house hunting shopping list?!

Council Tax Band D. EPC Band C80, potential A92. Flood risk information received...Rivers and seas...very low. Surface water...very low. Mains drainage, water, electricity and gas.

Vestibule

Composite double-glazed front door, useful coat rack and a single panel radiator.

Kitchen/Dining/Living Room

7m x 4.56m - 22'12" x 14'12"
If this does not take your breath away, I will be very surprised...it certainly did mine. Rarely do you find a room like this that has enough space to easily accommodate a sizeable living area, a dining area large enough to entertain several guests, yet does not impinge on the kitchen either. (check out the photos) The kitchen is beauty personified...There is an extensive range of wall and floor units all with soft closures, and complemented by ample worktops. Enhancements include split-level cooking comprising twin AEG electric fan-assisted ovens, an induction hob and a canopy-style extract or hood above it. There is an Integrated washer/dryer, a dishwasher and a fridge and freezer. Downlighting, radiator, and "Herringbone" laminate flooring.

Kitchen/Dining/Living Room

Continued...Natural light is very important to most people and this room certainly has this in abundance:- 3 windows to the front and twin southerly facing double-glazed doors opening out onto the yard...great for those who enjoy outdoor life and entertaining both inside and out with friends and family, especially as there is direct access to the first-floor sun terrace/balcony.

Guest WC

2.43m x 1.43m - 7'12" x 4'8"
( "L"-shaped and with maximum measurements) Herringbone-patterned laminate flooring, downlighting, double glazing and an extractor fan. There is a hand wash basin and a low-level W.C. A wall moiunted Worcester gas-fired central heating boiler and the consumer unit are located here, too.

First Floor Landing

4.13m x 2.92m - 13'7" x 9'7"
(Maximum measurements) Again, great natural light as there is a double-glazed door that opens onto the sun terrace. There is a double panel radiator and access to a sizeable loft space.

Bedroom 1

3.48m x 2.92m - 11'5" x 9'7"
A lovely bedroom having twin, south-facing double-glazed windows and a double panel radiator.

Ensuite Shower Room

2.32m x 1.24m - 7'7" x 4'1"
Here, we have a double-sized walk-in shower which has a hand-held shower attachment and a mains-fed, overhead waterfall shower unit. There is a hand wash basin with a mixer tap and a low-level W.C. There is a ladder-style radiator, down-lighting and an extractor fan. Wood grain effect laminate flooring and the walls to the shower area are fully tiled. The contrasting black and white fittings work really nicely, in my opinion.

Bedroom 2

3.53m x 2.95m - 11'7" x 9'8"
You would be forgiven for thinking that this is the master bedroom, as it is, in fact, a tad larger than bedroom 1! There are twin double-glazed windows and a good degree of privacy is also afforded.

Bathroom

2.13m x 1.96m - 6'12" x 6'5"
Again, those lovely contrasting fittings are rather stylish...Here we have a panelled bath which has a mains-fed waterfall shower and a handheld shower unit above it, full height tiled splash areas and glass screening to the side. There is a hand wash basin and a low-level W.C. There is a ladder-style radiator, wood-grain effect flooring, downlighting, an extractor fan and double-glazed windows.

Decking

5.33m x 3.16m - 17'6" x 10'4"
This is definitely the icing on the cake for me...what fantastic outdoor space! You can call it a sun terrace, balcony, decking or whatever...I just love it! It can be accessed from the first floor landing as well from the yard area below, as it has it's own external staircase too. There is a timber decked floor and high screening. The developers ensured that privacy was afforded by their clever design, that's for sure!

Exterior

To the front of the property, there is a small "forecourt" garden where neighbouring homeowners have fitted lovely planters.

Exterior

The external area at the back of the property is full-width and has been split into 2 distinct areas. One is an enclosed "back yard" area and the other is underneath the deck and forms a covered parking spot...very valuable for those who have a car, especially as there is an electric car charging point.
