The front area is block paved and is also completely enclosed, bordered by a low level brick wall with fixed wrought iron railings above for added security. As we walk towards the inset front door, which is so practical as it helps stop you getting wet whilst searching for keys when the weather’s not great, I know that’s hard to imagine in North Wales. The first door we will take a quick look inside, is directly in front of us. This opens up into the handy downstairs cloakroom. Fitted with all the usual suspects that you would expect in here and with the top name brands too of course, this room means you won’t have unwanted guests traipsing upstairs after too many drinks, you can contain them downstairs.
The door to the right opens up into an enormous Dining Room come Lounge. Originally two rooms these were knocked through to create a very large open plan environment, idal if you like entertaining. With engineered oak flooring that runs the full length of these rooms, that’s well over 40 feet, you’ll be glad to hear it’s very practical and easy to maintain.
At the dining room end of this space is the large original bay window, fully leaded and with part stained glass allowing plenty of natural light in. A large (you’ll notice everything in the house is larger than average) inset Gas Fire adds a beautiful flickering flame which only adds to the ambiance when you’re dining. It is also very practically because it generates a lot of heat if you need to warm up quickly.
At the end where the Lounge is a huge TV and surround sound speakers are hung on the wall (not included in the sale), all wires are neatly buried into the wall cavities to create an immaculate space wire-free! A built-in shelf runs the full length and width of the walls to create a more modern feel to the home. In the ceiling an electric skylight helps to keep this room very light, as do the floor to ceiling patio doors at the end (not sure if I’ve mentioned these yet), somehow, I don’t think you’ll suffer with light issues in here.
As we turn the corner the room changes immediately. Firstly, you’ll notice the beautiful large polished floor tiles and then the open-plan kitchen / breakfast / dining room (dining room two really). With full length floor to ceiling sliding patio doors, this room will take your breath away, even if you do not like cooking, you’ll just love eating in here.
Fitted with everything that a Michelin Star restaurant could ask for, you have two ovens, a built-in microwave and coffee machine, a five-ring gas hob and a warming draw, your food will never go cold. There’s even a hot tap for instant tea and all of this is sat on a on a beautifully crafted working island with drainer and stainless steel extractor above. Of course, all of these appliances are either Miele or AEG, so no surprise there. You also have fully fitted fridge, freezer and the obligatory dishwasher.
Did I mention the ample granite work surfaces for masterpieces to be created on, I think you can tell, by now, that a chef owns this home. There’s also plenty of storage space for all of your kitchen equipment and food, there’s even a pantry for more food, with a door and window leading to the side of the home.
The kitchen area has underfloor heating so that in the mornings when you get out of bed and walk down into the kitchen, your feet are kept nice and toasty. I think you can tell; a lot of thought has gone into the planning of this home.
The large floor to ceiling patio doors really are something to behold. Imagine that you’re sitting at the breakfast table in the morning, sun is shining as you can gaze out over the immaculate South Facing lawned area while you drink your coffee in reading the paper. You get the best of both worlds; you can be inside but feel like you’re sat outside and you can do this all year round without the fear of getting wet or cold.
From the kitchen, you walk through into another open space reception room, although not as open as the rest of the downstairs because you pass through the frameless glass pocket doors. With silk carpet, this room is only used for those special moments. An original cast iron working fireplace becomes one of the main focal points of the room, well that and the bay window with leaded and stained glass, providing a view over your front aspect.
Back to the hallway and as we ascend the classic staircase as it turns, you’ll notice a large window on your right which provides ample light into the first floor landing.
Again, stripped oak doors open into all of the first-floor accommodation. A large attic entrance door in the ceiling allows extra storage space for all the things we need but rarely use, Christmas Tree, Luggage and storage boxes are just a few things to name.
All four bedrooms have bespoke fitted wardrobes creating enough space for all your clothes. There are three very good sized double bedrooms and the smallest bedroom can easily accommodate a single bed but with the fitted wardrobe, makes it quite a generous size for any youngster.
Two of the bedrooms have large windows which allow you to access the large flat roof, so if you love sunbathing, there's another box you can tick off your wish list. This roof is vast and offers some great uses.
The family bathroom has been kitted out, as if I need to tell you, with all high-end fittings. From the Villeroy and Boch wall mounted toilet and bath which has a glass shower screen with shower attachment above, to the stylish wall mounted Kohler sink. There’s even a hand held Axor Hansgrohe bidet, so you have everything covered in this one room. Obviously, frosted windows are there to let in plenty of light and to keep out any prying eyes.
If we walk outside via the kitchen or even lounge area and through the huge patio doors, we come to a decent area of decking. With the doors fully open this creates an amazing space to entertain guests and a perk of this is, it faces south.
At one end of the decked area is what I would like to describe as a Botanic Garden. It has got pebbles, plants and a waterfall and really does set the scene, it’s also very easy to maintain. At the other end are stairs which lead to the rear garden.
Beneath the decking is a large handy area for storing all of your outdoor furniture and it’s watertight in there too. The garden is a good size, very private and is stocked with mature trees and shrubs. It is also completely bordered by a combination of mature hedges, wood panelled fencing and brick walls, so if you have pets, be assured that they will not get out…..unless very determined!
To the side of the home is a generous sized tarmac area which plays host to five outbuildings, one of these is used as the utility room, with light and electric. The others are just used for more storage however, plans were drawn up for a two-storey extension. This means that you can have a main bedroom with an en-suite and even a dressing room, plus even more rooms downstairs, if you really wanted to. We would recommend talking to your local planning department first if you did want to consider adding an extension.
The current owners were originally intending to convert the fourth bedroom into an en-suite but another child soon put paid to that idea – but if you didn’t need a fourth bedroom, it could be done and I believe quite easily.
