Description:

A rural and idyllically situated single-storey barn conversion set within a generous plot (a third of an acre) and adjoining beautiful open countryside. This superb attached property includes three bedrooms, sitting room with wood burning stove, ample driveway parking and a double garage.

Lakefield Cottage, a delightful former farm building, is believed to date back to the early 19th Century and once formed part of Ferngrove Farm. Converted into a residential dwelling as part of a small development of six back in the 1990's, the property has the benefit of a handful of neighbours, yet is located in a particularly peaceful and secluded setting. The property is double glazed throughout, with painted timber-framed windows to the front and uPVC to the rear. Features includes exposed beams in many of the rooms and wooden latch doors.

A door to the front opens into a hall which has a tiled floor and extends across the front of the property, giving access to all rooms. There are three bedrooms, two doubles and a single, and all of which benefitting from a built-in wardrobe. The Master bedroom is located at one end of the property, which is well-proportioned and includes an en-suite shower room. The bathroom is fitted with a matching suite comprising a panelled bath with shower mixer taps, a low level WC and a pedestal wash hand basin. Across the hall, there is a separate WC with a vanity basin. The kitchen/dining room is fitted with a range of floor and wall units and includes an integrated dishwasher, an electric Neff oven, a Bosch hob and an under-the-counter fridge. Completing the accommodation is a spacious triple-aspect sitting room, which incorporates an attractive Inglenook fireplace with inset wood burning stove and patio doors to the side.

Outside:

A shared driveway from Corkscrew Lane serves Lakefield Cottage and three neighbouring dwellings. Gated access then leads to a stone chipped driveway providing off-road parking for several vehicles. Further secure parking is available within the detached double garage (5.57m square), which has light, power, windows to three sides and two 'up and over' doors to the front. The property occupies a total plot size of approx. a third of an acre, with surrounding gardens predominantly laid to lawn, patio and a section of hardstanding. One of the main selling points of this fantastic barn conversion is the pleasant rural outlook across the neighbouring farmland and beyond, including towards Cadbury Castle, a Bronze and Iron Age Hillfort linked to King Arthur.

Oil-fired central heating. Private drainage (Septic tank). Council Tax Band: E.

Location:

The idyllic and pretty hamlet of Woolston is a short distance from the village of North Cadbury and situated between Castle Cary and Yeovil with easy access to the A303. North Cadbury has a primary school, a historic parish church, a family run pub with beer garden and a village hall. Only 4.5 miles away from Woolston is Castle Cary, an attractive and bustling market town of glowing golden stone. It is a haven of historic buildings, independent shops and boutiques and picture-perfect surrounding countryside. Dating back to 1855, The Market House remains the focal point of the town, hosting a weekly market as well as regular events. The town is home to many independent businesses including shops and art galleries. Amenities include a nursery, a primary and a secondary school, a health centre, a dental practice, a library, a Post Office, a deli, various grocery stores, greengroceries, newsagents, chemists, pubs and tea shops. There are large supermarkets in the nearby towns of Wincanton and Sherborne. The newly opened 'The Newt in Somerset' is just a short drive away along with the fashionable town of Bruton, home to Hauser & Wirth Somerset, a pioneering world-class art gallery.
