Grade 'B' listed detached property occupying a prominent seafront position in the village of Haroldswick at the north end of Unst, Britain's most northerly inhabited island.

Dating from the 18th century this stone-built property is set in just under ¼ acre and enjoys spectacular unrestricted views south-eastwards over the Bay of Harold's Wick and out to sea.

The property is little altered and comprises four rooms to the original front part of the property, plus a further two rooms in the rear wing. It is however now in derelict condition and requires complete restoration, but offers potential to provide an attractively situated home of some character.

The island of Unst which boasts stunning scenery, a rich history and an abundance of wildlife, plus excellent local amenities in spite of its remote location, is connected to mainland Shetland by a regular ro-ro ferry service via the neighbouring island of Yell.

'The Hamars' is situated in the small settlement of Haroldswick, one of the most northerly settlements in the British Isles, overlooking the sheltered bay of Harold's Wick to the north end of Unst, Britain's most northerly inhabited island.

Although just measuring just 12 miles long by 5 miles wide, the population of around 700 benefits from a range of amenities probably far in excess of what might normally be expected given the remote location, these mostly being situated in the nearby village of Baltasound a couple south of the property, the main population centre, amenities there including several local shops and a post office, the island's Junior High School (primary & secondary education to year 4), a superb leisure centre / swimming pool, doctor's surgery, garage and pier / marina. In Haroldswick itself there is a tearoom and also the Unst Boat Haven, a small maritime museum dedicated to the traditional small boats of Shetland, both situated next to the house.

Unst is renowned for its dramatic coastline and stunning rugged landscape, its Viking heritage and a rich variety of bird and other wildlife. There are many places of interest making the island a popular tourist destination, in particular Hermaness National Nature Reserve, the Keen of Hamar Reserve, Muckle Flugga Lighthouse, Mumess Castle and fine beaches at Norwick, Skaw, Sandwick, Westing & Burrafirth.

A regular ro-ro ferry service connects Unst with mainland Shetland, ferries running throughout the day from Belmont at the south end of the island, to Gutcher on the neighbouring island of Yell (10 minute crossing), and from Ulsta at the south end of Yell to Toft on mainland Shetland (20 minute crossing), Toft being situated about 27 miles north of Lerwick, Shetland's capital which can be reached in around 2½ hours.

The Shetland Islands themselves, the most northerly part of the United Kingdom, are located approximately 100 miles north of Aberdeen and 200 miles west of Bergen, Norway. A daily overnight ferry service from Lerwick operated by North Link Ferries (www.northlinkferries.co.uk) provides a sea link to mainland Scotland. Loganair (www.loganair.co.uk) operates direct flights from Sumburgh at the south end of Shetland to Aberdeen, Edinburgh & Glasgow.

The Property
'The Hamars' is a single storey & attic three bay traditional farmhouse with a two storey wing to the rear thought to date from the 18th century. Although now in derelict condition it is still a remarkably intact, little altered example of a small Shetland farm house with some original features remaining. It forms a prominent part of the seafront of Haroldwick and although requiring complete restoration it has the potential to be sensitively restored to form a comfortable modern home.

The accommodation currently comprises four rooms to the original front part (two on each floor) plus a further two rooms in the rear wing.

There has been a power and water supply to the building in the past although these would likely need to be upgraded. Drainage is assumed to be direct to the sea however it is likely that a new septic tank will be required as part of renovations to comply with modern day regulations.

The property is Grade 'B' listed. Listed building consent will therefore be required for any work / alterations and prospective purchasers requiring any information in this regard should contact the local Planning department for further advice / information.
