Situation: Thislands Farm is located on the outskirts of the desirable and sought after historic village of Hartlebury which has an outstanding array of facilities including a railway station, post office and general store, farm shops and petrol station, public houses, two churches, a hairdresser, school and primary school. In Hartlebury the county museum is found, as is Hartlebury Castle, along with the picturesque church of St James and Hartlebury Common, widely regarded as one of Worcestershire’s most significant nature reserves. Thislands is well positioned to enjoy a range of activities available in the Clent Hills. Further opportunities for independent schooling can be found in Kidderminster and Worcester both of which are in easy reach. This home is wonderfully positioned for rapid accessibility to the West Midlands and beyond via the motorway networks.

Description: From the front door, the property is entered through a double glazed part-panelled front door into a spacious hallway with solid oak flooring and an imposing solid oak staircase that rises to the first floor, with turn spindles and corner points. Double doors open into an impressive drawing room with inset halogen spotlighting. A window and double doors lead down steps onto a large patio area overlooking the garden. The living room has high skirting boards, a gas operated fireplace within a marble surround and hearth and detailed cornicing to the top of the walls. The doors are solid oak with luxurious grain and a thick surround, while the radiators have solid oak boxing. A corridor leads to the rear of the property, also with oak flooring and there are doors off that lead into the laundry room, with units made by Charles Yorke. The laundry room has a thick granite worksurface with butlers sink and etched draining board. The granite surface returns across the window sills and there are floor and wall mounted units with integrated appliances including a tumble dryer, dishwasher and a recently installed Worcester Bosch combination boiler. There is a radiator cased in an oak surround. Adjoining the utility room is a large cloaks cupboard with tiled floor, ample hooks and a light.

To the rear of the property is the downstairs WC with heated towel rail, WC and hand wash basin made of stone in a bowl shape on top of an oak vanity basin, tiled to dado height and having inset halogen spotlights. By the back door of the property is another glazed door with a small entrance door and a second cloakroom ideal for hanging clothes after mucking out the stables. All the doors are of solid oak with intricate carving and detail to the door surrounds. The fabulous kitchen is the hub of the house and has an incredible orangery extension made of hard oak with a wooden lantern window to the top, inset halogen lights and a chandelier hanging down set upon beautiful travertine stone floor. The other half of the room is a wonderful Charles Yorke fitted kitchen with a wealth of integrated Miele appliances including dishwasher, microwave, steam oven, twin ovens, wine fridge, fridge freezer, electric induction hob as well as a grilling plate. The cupboards and drawers are all soft close and there is a delightful thick granite work surface as well as a striking central island with hot water sink. Double doors from the orangery open up onto large flagstone flooring and the patio beyond.

On the first floor central landing, inset halogen spotlights guide the way along a thick carpet to first of all the master bedroom, an impressive double room with solid oak fitted Hammond cupboards around the bed with a Hammond fitted dresser and its own luxury en-suite bathroom with large Jacuzzi bath with oak railing, WC and a hand wash basin on a floating vanity basin, tiled flooring and granite school tiling up the wall to full ceiling height where there are inset halogen spotlights. Bedroom two is another large double bedroom with four windows to one side, which overlook the garden below. Bedroom three is a further double bedroom with dual aspects that look over the rear garden. Bedroom four is another impressive double bedroom with views up to the stable yard and its own en-suite shower room with WC, twin sinks on oak vanity units and a shower unit with full body jet sprays and twinkle granite tiling all around. The bedrooms are serviced by the family bathroom which has a travertine tiled floor and walls, an enclosed shower unit with full body spray and steam room facilities made by Jacuzzi, along with a WC, towel rail and hand wash basin set within an oak vanity unit.

Outside: The property has two entrance gates. The main entrance gate that leads up to the house approaches along the long sweeping flint gravel driveway with curved stones and low level lampposts along an avenue of fruit trees, with parking to the front and side of the property. To the back of the property there is a detached triple garage, which is secured by electronically operated roller doors. The gardens that surround the property are beautifully maintained with the central focal point being a large three tier fountain and a marble gazebo with paths leading down to both, and a mixture of border, shrubs, plants and flowers. At the top of the property there is a summerhouse, which is currently used as a workshop, and to the front of the property there is a large patio area with plumbing and electricity for a hot tub.

The Yard: A second driveway from the main entrance circumnavigates the domestic element of the property up a long tarmac driveway to a large parking area with lamp illumination and leads to the extremely impressive stable block. The impressive stable block is of oak construction with a block paved floor with granite edging, wood slatting to the gable ends, a red tiled pitched roof and hanging baskets. There are nine loose boxes including one foal and mare stable, a secure feed room and an extremely large rug room, which also has a highly secure tack room, which has been reinforced on all six sides. There are a pair of closed off hay barns, an equine solarium with easy controls, as well as a wash bay, which has power and hot and cold water. The cobble paving leads down to the electronic five bay covered horse walker, being of galvanised structure with a matching red tile roof and adjacent to the impressive Olympic sized manège with post and rail fencing as well as two foot high kick boarding to the sides. The surface is a combination of silicone wax and fibre and is a level surface completely sheltered with enclosing conifer hedging and ample flood lighting for working late into the night. Adjoining the stable block is a viewing room, which could also work as a stable office, with a WC as well as a storage room, which has the capacity to be converted into a small shower room. Beyond the yard, block paving leads up to the impressive paddocks, which are set to post and four rails with inner wiring providing electrical current. A path forks to the right hand side leading up to a secondary stable block, which is also of oak structure with the same red tiled roofing, has power and lighting and provides four loose boxes, two of which are oversized, one of which is about foal and mare sized, as well as a carport also with power and lighting. To the northern boundary of the property a tarmac pathway provides access all the way round to the western boundary and along it so that a solid surface can be used by all of the paddocks.

Services: Oil fired central heating, mains electricity and water, private drainage to septic tank, security system including intricate CCTV security.
