Description

Old Croft Farmhouse is a delightful family home located at the end of a no through lane, combining charm and character with delicate modern touches and spacious, light accommodation, located within a desirable Worcestershire village. The village itself is located to the north of Tewkesbury and is sixteen miles from Cheltenham. Access to the M5 and M50 are 5 or 10 minutes away. Bredons Hardwick itself has a public house and is also situated within walking distance of the Croft Farm Water Park, offering a wide range of water sports activities that include windsurfing, sailing and canoeing, as well as a gym. Amenities within the neighbouring village of Bredon include a doctors surgery, village primary school with an outstanding OFSTED report, village shop and post office as well as a public house and restaurant. Bredon also offers a range of recreational attractions including cricket, football, rugby, bowls and ballet. Inside, the properties history is evident. Old beams are on show throughout. Other tell-tale signs are the deep splayed window sills that emphasise the thickness of the external walls. There is also a large inglenook fireplace in the main sitting room. The accommodation comprises three reception rooms: the sitting room, dining room and snug. Further rooms on the ground floor include a cloakroom, separate utility room and finally the farmhouse kitchen/breakfast room. The kitchen offers a number of oak units with oak work surfaces and the main focal point, the gas-fired AGA which nestles into a recess. Upstairs, the five bedrooms are well-proportioned and a number offer fitted wardrobes and storage cupboards. To make life easier for family needs, not only is there a family bathroom but also a family shower room. The bathroom, more traditional in style, offers a roll-top bath on claw feet and panelling to the walls whereas the shower room is in a more modern style. Outside the property continues to impress. The garden is large and mature, offering lawns, seating areas and mature trees and shrubs. The gravelled driveway continues around the side of the house, not only allowing for more parking but also giving access to the detached double garage which has light, power and an electric roller door. Also to this elevation are the former pig-stys which now offer useful storage for garden tools, mowers and logs for the winter. To the rear is a most delightful garden, mature, private and colourful with paved seating area, lawns and a raised-bed vegetable garden, all neatly enclosed behind walling and hedging. The final feature to this wonderful house is that of the detached barn. Half black and white, half brick, the two periods working well to complement each other. The barn offers accommodation over two floors and at present is being used to run a home business. Internally there are two large ground floor store rooms, a further store room above, a sizeable office space plus cloakroom and kitchenette. The building offers light, power, heating and telephone points.
