Description

Great Palstone Farmhouse is a substantial seven bedroom detached former farmhouse which has been extremely well-maintained by the current owner. The period property, which is notably unlisted, has many appealing character features, including high ceilings, cornicing and sash windows which are double glazed throughout.

On the ground floor there are four very spacious reception rooms comprising the study, dining room, sitting room and garden room. The frontaspect study and dining room have appealing features including a window seat, fitted cabinets and open fireplaces with decorative tiles. The sitting room has a large inglenook fireplace with a wood burning stove and French doors which open out onto the south-facing courtyard. The impressively light and spacious garden room also has a set of sliding glass doors opening out to the courtyard, as well as three skylights, which provide plenty of natural light. The kitchen is at the heart of the ground floor with a gas Aga, kitchen island, electric hob and oven, extractor fan, refrigerator, freezer and dishwasher. Far reaching views to the top of Brent Hill in the distance can be admired from here. A laundry room, cloakroom and boot room complete the ground floor.

On the first floor there are four very spacious double bedrooms, each with a basin. The two front-aspect bedrooms enjoy truly fabulous views of the surrounding landscape and the countryside in the distance, as does one of the family bathrooms. There are two family bathrooms on the first floor.

Three further bedrooms are found on the second floor, one with an en suite bathroom. The second floor has a staircase which leads directly down to the back entrance, circumventing the main house, and therefore offers potential to be converted, subject to the relevant planning permissions, into ancillary accommodation. Large areas of storage are provided within the eaves of the second floor.

Great Palstone Farmhouse is located on the outskirts of the pretty village of South Brent, within boundaries of the Dartmoor National Park, which is renowned for its fine countryside and ample opportunity for a range of outdoor pursuits. Dartmoor National Park covers an area of 368 square miles and features hills, valleys, granite tors and rivers, and is celebrated for its beauty and tranquillity. The village of South Brent has a strong community with churches, a wellregarded primary school, a number of shops and a pop-up Post Office and bank.

Dartington, approximately 6.5 miles away, offers a wide range of amenities, professional services and individual shops, cinema, theatre, concerts, gardens and galleries. There are good private and state schools in the area including Ivybridge College and King Edward VI Community College, as well as the Steiner School in Totnes, Plymouth College and Stover School.

The historic market town of Totnes, just 7.5 miles away, was nominated in British Airways ’HighLife’ magazine as one of the world’s top ten funky towns. The town has a medieval castle, direct access to the River Dart and offers an eclectic range of shops, including an organic vegetable shop, a specialist record store, an exceptionally well-stocked book shop and many other interesting independent shops. There is a street market twice a week and a monthly food market.

Exeter, approximately 28 miles away, is the most thriving city in the South West and offers a wide choice of cultural activities with the theatre, the museum, arts centre and a wealth of shopping, including John Lewis, and many good restaurants. There is also a Waitrose supermarket in the city. There are many primary and secondary schools situated in Exeter, including Exeter School and The Maynard, whilst Exeter University is recognised as one of the best universities in the country. Communication links are excellent; the A38 provides links south to Plymouth and Cornwall and Exeter to the north.

The M5 at Exeter links to the North, Bristol and London. There are also frequent rail services from Totnes and Exeter St. David’s to London Paddington. Exeter International Airport offers an ever increasing number of domestic and international flights, including two flights a day to London City Airport.

Great Palstone Farmhouse is approached from Palstone Lane, with a driveway providing ample parking space for numerous vehicles. The drive sweeps around to the front of the house, to an attractive front garden with a lawn surrounded by established flowerbeds and mature hedging. There is also a stable yard to the side of the property, with separate gated access to Palstone Lane, as well as a delightful enclosed inner courtyard with a water feature and a cobbled floor.

The Land
There are three paddocks to the east of the house which are accessed by a pedestrian gate from the garden or from a field gate from the parking area. Divided by post and rail fencing and predominantly level, there is a field shelter with electric light and power and a pumped private water supply which feeds an outside tap by the stable yard. The total area of the garden and paddocks extends to approximately 5 acres.

Outbuildings
Great Palstone Farmhouse has a large two storey barn, divided into three sections, with electricity connected. There is lapsed outline planning permission to convert the barn into ancillary accommodation. Great Palstone Farmhouse also has a stable block with three loose boxes. Electricity is connected.
