Description

Rose Cottage is a three storey house located in the heart of the village. The property is not listed and though requiring modernisation still retains much of the property’s period character with sash windows, high ceilings, and fireplaces. The ground floor enjoys good symmetry with the main reception rooms to either side of the entrance hall, which leads to a spacious kitchen dining room to the rear with utility/shower room and boot room. There are three bedrooms and a family bathroom on the first floor and two further rooms in the eaves. To the rear of the house and with a separate entrance should it be necessary, is a self-contained stone built annexe comprising a bedsit with kitchen and bathroom, which would serve well as a home office, granny flat or useful extra income stream for short or long term letting.

There is a garden to the front behind a garden gate and cast iron railings. At the rear is a modest but private and enclosed garden which is mainly laid to lawn with a side gate leading out to the private lane at the side of the house. There is a pedestrian gate at the bottom of the garden leading to the annexe which also has a small private garden with a pedestrian side gate leading out to the lane. A private gate leads out to the village green providing direct access to a large and open space for leisure purposes.

Little Coxwell is a picturesque no through village, situated in the Vale of White Horse. In the centre there is a public house (The Eagle Tavern), a 12th Century church (St Mary's) and a post box. It’s a little known gem with a thriving community in easy reach of the market town of Faringdon on foot or by car. Set at the foot of the Berkshire downs the location enjoys some wonderful rural scenery that can be explored on foot from the wooded paths of Ringdale Manor and grounds reaching as far as the downland village of Uffington, the White Horse Hill and the Ridgeway. The National Trust’s Badbury Clump is also within three miles. Faringdon provides an excellent range of shopping with three supermarkets including a Waitrose, hairdressers, a doctor’s surgery, dentist and several public houses. The A420 provides easy access to the M4 and the A34, and Swindon or Didcot Parkway provide access to London within an hour.
