Description

Location

This lovely barn conversion is located in Haydon just outside Taunton and offers great family accommodation, with easy access to the local amenities in Taunton. For those with walking or riding interests, the Blackdown Hills is designated an Area of Outstanding Natural Beauty and is very accessible with miles of footpaths and bridleways that pass through unspoilt countryside. Haydon is within easy access of The Castle School and Queen's College, an independent school. Taunton town centre is two miles west and has excellent shopping with many well-known stores as well as smaller individual retailers. There are two further well respected independent schools in the town. Taunton is located just off the M5 (junction 25) and benefits from comprehensive public transport and a mainline train station which can get you to Bristol Templemeads in just over half an hour.

Property - Main House

The property itself is a beautiful barn conversion built by the current owner around 20 years ago. After approaching the long private drive to the front of the property, the house is entered via a porch to the entrance hall with stairs to the first floor. The generous main reception room is large enough for both living and dining areas and has a stone fireplace with an inset wood burner. Patio doors from the sitting room lad out to a lovely garden room with panoramic views of the gardens and the rear paddock beyond and the garden can be accessed via french doors. Back across the hallway is a cloakroom and the kitchen/breakfast room with hand built kitchen in pine and slate flooring and this then leads through to the rear hallway and utility room where there is also a good sized home office. As well as access to the rear garden the rear hallway also leads through to a connecting hallway to the Games area and internal staircase to the annexe apartment (currently blocked off).

On the first floor of the main house, a bright landing leads to 4 bedrooms all enjoying views over the properties grounds with the master bedroom being double aspect and having an ensuite bathroom. There is a family bathroom with a separate shower enclosure also accessed from the landing and a large airing cupboard.

From the connecting hallway from the main house, an inner hallway gives access to the large Games/Entertaining Room which is almost like having your own village hall in your home! There is ample space for a snooker table (available by separate negotiation) and a dance floor area at the far end. A door then leads through to a reception entrance with food preparation area for parties and off this is a cloakroom. A door from the reception hallway leads to the front parking area and an internal door leads through into the garages.

Off the rear of the Games room is a utility room housing a boiler and the inverter system for the photovoltaic solar panel system and a further door leads out to the studio which has its own entrance at the rear and skylight windows providing ideal lighting for artwork or working from home.

Annexe Apartment

The annexe is currently accessed via an external staircase from its walled yard at the rear of the building (although the internal staircase from the Games Room hallway could be opened up again easily). A door accesses the entrance hall with doors to the bedrooms and living room which is double aspect and large enough for living and dining space. Off the living room is the kitchen which is fitted with modern units and has space for an oven and plumbing for a washing machine. Also off the living area is the shower room with low-level WC, wash hand basin and a shower enclosure. Both bedrooms are good sized double rooms and the master also benefits from built in wardrobes.

Outside

This is a real feature of this property as the long straight private drive leads down from Haydon via a walled entrance past the front paddock which is just under an acre with a field shelter in one corner and gated access to an access road. At the bootom of the drive is the large tarmac parking area in front of the garages and house and the driveway then continues past the house to the side leading to a barn and the stable yard. The barn has a lockable tack room next to it and a variety of fruit trees to a lawned area and opposite this is a gated concrete yard with two stables on either side of this (4 in total) and a further gate at the back of the yard leads out to the rear paddock which measures just over 1.4 Acres.

The parking area by the barn also accesses the rear garden via a 5 bar gate which is laid mainly to lawn with a large rockery in one corner, an attractive "bandstand" shelter and a water feature as well as access to the rear of the property via doors to the garden room, hallway, rear hallway and studio. The garden is interspersed with planting areas and has post and rail fencing to the rear overlooking the rear paddock.

An access track branches off to the left of the long drive leading to the access gate to the front paddock and the yard entrance to the annexe apartment and this track continues around the back of the property then leading to a further yard and large Dutch barn. There is also an additional block built outbuilding with large access doors which could provide secure parking for a motorhome or boat.

This property is a rare and fabulous find so close to Taunton and yet feeling like your own rural escape and is unlikely to see the market for another few decades once its next owner has put down roots!
