Ewanfield has a near perfect situation in a leafy residential area of Crieff. The house is a short walk to schools, shops, restaurants and the excellent leisure facilities at Crieff Hydro. In addition to leisure facilities available to members of Crieff Hydro and at the Strathearn Community Campus there are local golf courses at Muthill, Comrie and St Fillans.

Gleneagles Hotel and Country Club is about 10 miles away and with three championship golf courses, it is a big draw to the area. The hills of the Sma’ Glen and Ben Vorlich make a picturesque backdrop to the town and there is extensive hill walking, climbing, fishing and water sports to be enjoyed in the nearby Perthshire hills and lochs.

Description

Ewanfield House was constructed in about 1985. With a proliferation of astragal windows, high ceilings and solid timber doors and stairs, the house has an appealing mix of traditional and contemporary characteristics.

The interior design at Ewanfield is a particular feature of the property with a bespoke lighting control system adding atmosphere to all the main reception rooms. Natural light streams through the glazed front door in to an expansive reception hall. Floored in warm coloured terracotta tiles, the hall gives access to all the main reception rooms. The formal sitting room is both smart and comfortable. The brick inglenook fireplace with its timber mantelpiece, wood burning stove and slate hearth is a warming focal point for social gatherings. The painted timber kitchen cabinets were designed by craftsmen at nearby Monzie Joinery and built around an electric three oven Aga. The kitchen has a range of fitted and integrated appliances including an American fridge freezer, a Neff combination oven and microwave and a Neff dishwasher. A travertine floor runs through the kitchen and dining area in to the garden room and has underfloor heating. A slate feature wall forms a striking backdrop to the dining area which is open to the bright and lofty garden room. The garden room is a wonderful addition to the original house and with its vaulted ceiling and floor to ceiling windows it is an uplifting space from which to enjoy the garden. French windows open on to the terrace. Behind the dining area is a utility room with a back door and there is also a cloakroom just off the front hall.

An oak staircase rises from the reception hall to the first floor landing. At the southern end of the house is the master bedroom suite with large bathroom and dressing room. The master bedroom has wonderful views over the western hills and its bathroom has a Jacuzzi bath, walk in shower and two travertine wash basins. The main guest bedroom is at the northern end of the house and also has an en suite bathroom. There are three further double bedrooms on the first floor (one currently used as an office) as well as a shower room and a small store room / office. On the second floor there is one more en suite double bedroom as well as a study which, being one of the largest rooms in the house, has potential for a number of uses depending on a buyer’s requirements. Its two large Velux windows frame superb views of the hills.

Outside
Attractive wrought iron gates open to a bloc paved driveway and then to generous gravel parking to the left and right of the entrance to Ewanfield House. Mature trees and shrubs including rhododendrons grow on retained banks either side of the driveway. The rear garden has been thoughtfully landscaped to give total privacy at the rear of the house as well as interest and colour all year round. The covered veranda is ideal for entertaining and is accessible from all the main reception rooms. At the foot of the garden a door leads directly on to Knock Road making it easy to walk directly from the house to school or the shops or up through the woodland on the Knock. The grounds of Crieff Hydro Hotel are beside the front entrance to Ewanfield.
