Description

This characterful and beautifully presented period cottage is nestled in the most idyllic elevated position against a backdrop of wildflowers and wooded slopes, yet lies just 0.6 miles from the centre of the popular village of Wadhurst which can be reached via a footpath off Blacksmiths Lane. There is a wide choice of private and state schools in the area and Wadhurst mainline station is about 1.5 miles offering a regular commuter service to London.

Pell Bridge is listed as ‘18th century or earlier’, with a wealth of lovely character features including inglenook fireplaces in the principal rooms, oak drop latch internal doors, oak framed leaded light windows and aged beams. Sympathetic later additions have brought this delightful cottage up to date without losing the intrinsic charm which resonates throughout.

Every day access to Pell Bridge is from Primmers Green Lane via a path from the gate to shady loggia which hugs the west side and provides entry through a stable door into a rustic country-style David Haugh kitchen/breakfast room, complete with a Sandyford range cooker and a traditional walk in larder. The dual aspect dining/family room and the sitting room both feature impressive wide brick inglenook fireplaces fitted with wood burning stoves and link through to an inner lobby serving the canopied front door on the south side.

Four good-sized bedrooms, all with a lovely rural outlook, are arranged over the first and second floors, together with two stylish bathrooms and a landing study area. Of particular note are the substantial aged floor boards which are full of character and the intriguing door which opens out to a timber bridge from the garden to facilitate direct access to the first floor.

Garden and Grounds
Pell Bridge enjoys a southerly aspect and is surrounded by delightful cottage gardens with meandering paths, terraces and richly planted herbaceous and shrub borders providing fragrance and colour and a high hedge to the boundary for privacy to all sides.

To the rear, the land rises to a block of woodland with native trees and many unusual specimens providing Autumn colour. Walk ways have been cut through the woodland, bordered by swathes of wild flowers creating the most wonderful ambience and providing a haven for wildlife and an idyllic environment for children and animals. A small fenced paddock of just under an acre flanks the garden on the eastern side.

Nestled within the trees is a delightful and spacious pavilion suitable for use as a games/leisure room away from the house with a decked veranda and a store room. Further outbuildings include a timber stable served by secondary access to the lane.
