In about 1850 Thomas Dundas the 2nd Earl of Zetland, one of England’s great racehorse owners and breeders, built Zetland Lodge in Newmarket, the Royal Headquarters of Horseracing. The Lodge was surrounded by studland and its neighbouring courtyard stables and offices.

In 1920, William Waugh, who had in his early career been the trainer for the Hungarian, Prince Festetics, bought the property and renamed it after the largest and most beautiful lake in Hungary, Lake Balaton. In 1984 the property became the Headquarters of the Animal Health Trust, whose Patron is HM The Queen and President HRH The Princess Royal.
In 1998 the Trust moved to Landwades Park in Kentford, and Balaton Place was created.
The original house Balaton Lodge was refurbished and, as the centrepiece of the development, what had been the courtyard stable block was transformed into the magnificent property that became The Courtyard at Balaton Place.

The entire property surrounds, and enjoys
exquisite views over the large, tiered Italianate
courtyard garden. It was designed to provide
a delightful, ever-changing picture of constant
interest from within the house, and an exclusive, impressive entrance from outside.

The upper level around its perimeter serves the
main entrance into the house, as well as four
subsidiary entrances. On the middle tier there is
a dining terrace that can comfortably seat twelve or more guests, and a south-facing sun terrace that overlooks the lower central
fountain and pond. This wonderful water feature, the balustrading and the seven stone
arches that span the main entrance end of the courtyard, are all supplied by Haddonstone. Designed with flexibility in mind, there are three principal entrances into the main house.
The first is opposite the entrance arch that connects the outer courtyard to the central one, the second provides access from the main courtyard into the three bedroom guest house, while the area currently used as an office wing, is accessed from both the outer and inner courtyards and is equally suited to further residential accommodation. However, the house is fully integrated internally, and flows naturally from one room to the next.
