The triple length garage also offers some scope for redevelopment or alternative use (subject to planning approval).

The main entrance on Ferry Road is on the first floor and the vestibule opens into a wide and impressive wood panelled hallway with a leaded glass window to the rear. Solid wooden doors off the hallway give access to the public rooms comprising: lounge with open coal or log fire, dining room with feature wood panelling, kitchen with integrated appliances and breakfast bar and a family room.

A bespoke carved staircase exuding character and charm and incorporating a triple pane leaded glass window leads from the hallway to the private rooms on the second floor: master bedroom with fitted furniture units and spacious en suite, double bedroom with deep walk in cupboard suitable as mini study, double bedroom with fitted furniture units and a family bathroom with electric shower over bath.

The self-contained Garden Flat can be accessed internally via a staircase from the main hallway or through its own external entrance in the driveway and comprises: shower room and WC, kitchen with fitted units and electric hob, open plan sitting room/dining area and a double bedroom. Based at ground level with parking adjacent it would make an ideal granny flat or private rental opportunity. It would also be ideal as an office especially in conjunction with the refitted garage which provides generous space for storage and a personal workshop

EPC Rating - E

Dingwall, reputed to be the birthplace of Macbeth in 1010, traces its origins as a settlement to the early ninth Century. Thanks to its sheltered location on the Cromarty Firth on Scotland’s north-east coast it became an important strategic trading and administrative centre for Norse invaders. It was made a Royal Burgh in 1226 and later continued as the county town of Ross-shire. In more recent times Dingwall has become an important tourist destination with easy access by rail and road to outstanding local scenery as well as Scotland’s northern highlands and the north-west coast.

Dingwall has one secondary and two primary schools and is well served by medical, dental and legal practices. The town centre has a wide range of shops and banks and there is also a Tesco superstore conveniently located.

Within a twenty two mile radius there are sixteen golf courses including two championship courses at Royal Dornoch and Nairn and also the links course at Castle Stuart. There are a host of outdoor activities available nearby including hillwalking, mountain biking, horse riding and a great variety of fishing, shooting and stalking. The area is also home to several noted whisky producers where distillery tours can be arranged. Skibo Castle is within about thirty minutes’ drive.

Dingwall offers good public transport services, with regular rail and bus services to Inverness, the regional ‘capital’ and its airport which provides a variety of domestic and European flights.

The driveway to the side of the property affords hard standing parking space for several vehicles and access to a triple length garage which has been subdivided and fitted out to incorporate a workshop and store.

The generous gardens around the property are laid mainly to lawn with a variety of shrubs and mature trees as well as two productive vegetable plots. Bounded by walls and fencing the rear garden enjoys a great deal of privacy.
