Former manse with beautiful gardens in a historic setting close to the River Annan

Applegarth House sits in an elevated position looking across countryside to the River Annan, well above any potential flood risk. Communications in the area are excellent, with the M74 nearby and railway stations at Lockerbie, Annan and Carlisle. The nearest international airports are at Newcastle, Glasgow, and Edinburgh, all within about 80 miles. All provide regular services to London as well as a wide variety of other domestic and foreign destinations. Ferry links to Ireland operate from Stranraer.

Lockerbie (3 miles) provides a full range of services to the local community, including schooling, local shops, a supermarket, chemist, banks, hotels and a post office. There is also an ice rink, squash courts and a bowling club. Dumfries and Carlisle provide a wider range of services. Private schooling is available in Carlisle.

South-west Scotland, with its rolling landscapes, extensive woodlands and unspoilt coastlines, provides a wealth of opportunities for outdoor pursuits including sailing, golf at Powfoot, Lochmaben, Lockerbie and Dumfries, fishing on the Annan, Nith and Border Esk, and shooting on many local estates. There is a tennis club in Lochmaben and an ice rink and squash courts in Lockerbie. Kettleholm has a tennis/bowling club.

Applegarth House is a beautiful detached manse which formerly served the Applegarth church which sits adjacent to the house. The original house dates back to 1727 and is stone built with a pitched slate roof.

From the gravel parking area a solid timber front door gives entry into the tiled vestibule and a part glazed door leads into the reception hall. There is a cloakroom with WC off the vestibule. The drawing room is a fantastically bright room with a south facing bay window overlooking the garden. There is a wood burning stove set on a stone hearth under a marble mantel piece. The sitting room also looks over the south facing garden with windows on two aspects. It has a wood burning stove set on a stone hearth beneath a marble mantel piece. The dining room and study are also located off the hall. Corridors to the left and right of the hallway lead to a garden door and to the kitchen respectively.

The kitchen has been tastefully fitted with base and wall units with granite and wood worktops. There is an Aga and space for a gas cooker (Calor gas) and a fridge freezer. There is a laundry room beyond the kitchen with door to the garden, fitted units and plumbing for a washing machine. A utility room is conveniently off the kitchen with useful shelving. From here steps lead down to the basement which has four cellar rooms providing excellent workshop and storage space and also housing the boiler.

There are a total of six bedrooms on the first floor which are accessed from a spacious reception hall by a staircase with barley twist balustrades. There is a half landing with a door to a separate annexe where there are two bedrooms and an adjacent WC. The staircase continues up to the main landing. The en suite master bedroom faces south over the garden and has a fireplace with timber mantel. There is another en suite bedroom adjacent. Also off the landing are two further bedrooms, two family bathrooms, and a linen cupboard. Many of the bedrooms retain their working window shutters.

There is a gravel parking area to the east of the house by the main door. The main area of garden is to the south of the house. Here there are a number of herbaceous borders and established shrubs. The grounds are surrounded by mature trees to the south and west giving shelter and at the bottom of the garden lies a late medieval motte which has been designated as a Scheduled Monument. To the rear of the church are a greenhouse and a vegetable patch and also the Calor gas and oil tanks.

The Old Coach House, to the south east of the house, has five individual rooms currently used for kennelling, workshops and storage. The building has outline planning consent for a change of use into a dwelling house (Ref 07/P/4/0010 - Dumfries & Galloway Planning & Environmental Services).
