Morelaggan House, Arrochar, Argyll

Offers Over £299,000

Property Description

Full description

Morelaggan House is a detached house of traditional stone and slate construction. The accommodation is well-laid out for family living and entertaining and is over two levels. There is a well-fitted breakfasting-kitchen with an Aga cooker which opens to a dining room. A formal sitting room with open fire completes the public accommodation. There are two bedrooms on the ground floor (one of which opens into a conservatory), a shower room and utility room.

A stair leads to a landing, two bedrooms and a bathroom.

All of the public and sleeping accommodation takes advantage of the excellent views.

A detached outbuilding of stone construction under a corrugated roof is to the rear and offers development potential to create a granny/teenage flat, studio or office, subject to obtaining the necessary consents. It currently has a floored loft. There is a garage and a lean-to.

The property is accessed via a hardcore driveway which leads to the rear of the house and provides ample parking space. A garden surrounds the house and is predominantly down to lawn and is partially enclosed by mature trees.

An area of the foreshore to the front of the house is currently rented from Luss Estates.

Morelaggan House is situated in a sheltered position on the banks of Loch Long, just south of the village of Arrochar. The property is off the road connecting Arrochar with Helensburgh and is set in mature, easily tended gardens. Morelaggan House has a westerly outlook across loch long towards Ardgartan Forest.

Arrochar is about 1 mile to the north, where there are local shops and services that easily cater for everyday needs and requirements. The town of Helensburgh is about 16 miles to the southwest and has a much fuller range of shops and services. Glasgow is about 43 miles to the south and as with most large cities has an extensive range of retail districts, professional services and higher and further educational services.

Glasgow international airport is 35 miles distant, whilst the A82 is 3 miles to the east and provides access to both the north and south.

There is a mainline rail station in Tarbet and local train stations at Helensburgh (16 miles) and Balloch (20 miles).

Morelaggan is situated within the protected Loch Lomond and Trossachs National Park and the area is world famous for its dramatic natural scenic beauty.

The locality offers an extensive range of outdoor and leisure opportunities. For golf enthusiasts the acclaimed Loch Lomond golf club and the Carrick Golf Club and Spa are both about 14 miles down the loch-side. The lochside has some of the most scenic and challenging walks and hill climbs in Scotland. The loch offers inland sailing and boating opportunities. Fishing is possible by permit on the loch and some of the surrounding rivers.

Some of the local estates can, by prior arrangement, offer stalking, grouse and pheasant shooting.

Coastal sailing is available on the Firth of Clyde, it is possible to moor a boat by permission at Arrochar and there are marina and chandlery services available at Rhu (16 miles).
