TENURE Long Leasehold (125 years from about 2006). Cottage ownership - As soon as the contract completion has been made the property's holiday let bookings automatically transfers to Sykes and bookings also continue automatically. During Peak periods only, the property will need to be available for bookings at all times, save for a maximum of 2 weeks unavailability. Peak periods for 2017 are 7th April to 20th April, 26th may to 1st June, 21st July to 31st August.

Maintenance Payments are collected monthly. Approx cost £311 per month. Ground rent is an annual fee is at a rate of £319.96 incl VAT. Ground rent is reviewed every 3 years and is due for review at the end of 2017.

Maintenance charges include Council Tax, TV Licence and cottage Wi-Fi.

Services - Utilities - gas, electricity and water are reviewed annually and recharged to Owners on a quarterly basis for the periods March, June, September and December.

Sinking fund - In addition to the annual service and maintenance charges Owners are liable to contribute to a sinking fund for major works to be carried out. The sinking fund is a variable charge and can be obtained on request through West Bay's solicitors.

Discount Ferry Bookings - Owners can book car ferries with Guest Services. Preferential rates are available and Guest Services will supply tickets to Owners based on the discounted prices. Any amendments to bookings are also managed via Guest Services. From time to time the ferry services may offer special priced tickets that are not covered within the discounted rates for West Bay. In these instances it may be beneficial to purchase direct with the ferry company.
