Private schooling is available at Lathallan (Johnshaven) and at Dundee High School. Both schools run daily bus services from Brechin.

Brechin lies within commuting distance of both Aberdeen and Dundee, which are easily reached by the nearby A90 dual carriageway. Both offer all the facilities expected of major centres. Montrose and Laurencekirk both have a mainline railway station with regular services to Aberdeen and the south, including a sleeper from Montrose. Aberdeen Airport provides a range of domestic and European flights. There are direct services from Dundee to London Stansted and Amsterdam.

The cathedral city of Brechin is well placed to take advantage of the many sporting pursuits the county of Angus has to offer. There is a golf club at Brechin. In nearby Edzell there is a country club within the Glenesk Hotel, a renowned 18 hole golf course together with a 9 hole course and a driving range. There is a further golf course at Montrose together with the championship course at Carnoustie. Fishing is available on the nearby South and North Esks. The Angus Glens, which form the foothills of the Grampian mountains, offer some of the best hill walking in Eastern Scotland, together with ski-ing at Glenshee in the winter. There are well known and pleasant sandy beaches at Lunan Bay and at St Cyrus, which is a Nature Reserve.

Mooranbank, 20a Pearse Street is a well designed first and second floor apartment in a substantial and imposing townhouse situated in a desirable area of Brechin. The house was built in the early 20th century for a jute merchant and was divided into two properties some twenty years ago. It is stone built with a slate roof and has been sympathetically divided so that 20a Pearse Street still retains many of its original features. Since 2007 there has been an ambitious refurbishment programme. Secondary glazing was installed, the property was rewired and re-plumbed and the boiler replaced. In addition the kitchen, bathroom and shower room have been refurbished and it has been redecorated. Externally electric gates and an entry phone system were installed and the garden has been landscaped.

As such Mooranbank, 20a Pearse Street is an impressive apartment, over two floors, retaining much of its original character, but fully refurbished. The sitting room and dining room are elegant and well proportioned rooms. There are also three bedrooms (one currently used as a study) at first floor level. The second floor accommodation includes a bedroom and a studio and work place that has been laid out so it could provide an additional bedroom if needed. Plumbing and electrics are in situ to allow for a WC at this level, if required.

The drive is enclosed by hedges and leads up to electric wooden gates which open onto a gravelled turning and parking area at the back of the house. A wooden entrance door opens to the entrance vestibule with cornice, tiled floor and a wide wooden staircase with handrail and picture light leading up to the first floor. Off the vestibule is a utility room with fitted units with stainless steel sink, plumbing for washing machine, wall mounted Alpha CD 30Sgas fired boiler, coat hooks, clothes pulley and tiled floor.

The first floor landing has a cornice, parquet flooring, oak finishings, panelled doors, illuminated display alcove with cupboard below and a shelved linen cupboard. The sitting room is an attractive bay fronted room with cornice, centre rose, two picture lights, cast iron fireplace with wooden mantel housing Living Flame gas fire and an illuminated display alcove with cupboard below. The living room/dining room also has a cornice, centre rose and cast iron fireplace with wooden mantel housing a Living Flame gas fire. A glazed door leads through to the kitchen which has wooden wall and floor units with tiled splashbacks, display cupboards and a fitted Siemens dishwasher, stainless steel sink, Siemens double oven/grill, Siemens four ring Flametronic hob with extractor hood and a Liebherr fridge. In addition the kitchen has a cornice, picture rail, tiled floor, walk in shelved cupboard and a door linking to the landing. The study/bedroom 1 has a cornice, spotlights, wooden floor and an attractive arched window (single glazed), with shelves below. The master bedroom is another good front facing room with cornice, picture rail, cast iron fireplace with wooden mantel, a shelved press and a partially tiled en suite with shower cubicle, circular washbasin with vanity unit, and WC. Also off the landing is a bathroom with bath with shower and tiled surround, circular washbasin with vanity unit, WC, cornice, downlighters, tiled floor with up lighters, and a walk in understair shelved storage cupboard. Bedroom 3 also has a cornice and built in hanging and shelved cupboards.

Stairs lead up to the second floor landing with downlighters, Velux roof light, fitted shelves and a walk in storage cupboard.
The attic bedroom has Velux roof lights while a walk in closet has fitted hanging rails. The studio/additional bedroom has a coombed ceiling, Velux roof light and a window with balcony with good views out over Brechin.

Attached to the property and adjacent to the electric gates is a brick built low level garage/store (5 m x 2.55 m) with a concrete floor, power and water. Trees provide privacy and shelter. Beyond a beech hedge is the main area of garden. This is a sizeable plot which is bounded on two sides by fencing and on the other by the original garden wall. Gravelled paths lead around a lawn with flower and shrub borders. There is a honeysuckle arbour and an original pig sty, now used for garden storage.

Square Footage: 3,166 sq ft
