LOCATION
This property forms one of a cluster of three detached houses which enjoy a semi rural location at the end of Church Lane, which leads off Main Street alongside the village church. The property stands towards the front of the large plot which extends to approximately 1 1/2 acres and benefits from a southerly aspect at the rear as well as some open country views.

Whilst there are only limited facilities available within the village of Mappleton there is good access down to the local beach following the completion of major sea defence work undertaken in 1991. There are, however, a good range of local shops, schooling for all ages and a host of recreational facilities available in the nearby seaside town of Hornsea which lies about 2.5 miles by road to the north of the village. The City of Hull is also accessible being some 15 miles by road to the southwest.

GENERAL
With origins believed to date back to 1798 Mappleton Mill worked as a Corn Mill until the early 1900's. The Mill then became dereilct and we understand that in 1992 a planning application was approved to restore the windmill and extend it with a new single storey extension to turn it into a residential dwelling. According to local testimony a new 'hat' was fitted in 1995 and then no further work was done until 2005 when the new build was started. Our client purchased the property in a very unfinished condition in 2009 and has since continued with the necessary finishing works and conversion of the mill itself. Some finishing works still remain outstanding and whilst the property is now substantially complete it does offer further potential to provide extra accommodation by conversion of a large integral garage, subject of course to any necessary permissions.

ACCOMMODATION
The accommodation has LPG GAS FIRED UNDERFLOOR HEATING to all but the old mill which has under floorheating, hardwood framed DOUBLE GLAZED WINDOWS, a BURGLAR ALARM and features exposed oak roof trusses and beams to all but the mill, oak doors, oak flooring and skirting to the majority and many other attractive features. The accommodation is arranged on three floors as follows:
