Full description

Brookhouse is a small village located in the valley of the River Lune, some 5km (3 miles) east of M6 junction 34 on the Lancaster – Kirkby Lonsdale road. It is one of a number of small villages situated alongside, or close to, the A683, a modern road that roughly follows the line of the 18th century turnpike. Brookhouse’s main thoroughfare (Brookhouse Road and Caton Green Road) is part of an older route created well before the turnpike and, since traffic now bypasses the village along the A683, the village is relatively quiet and traffic-free.

To the south lies the Forest of Bowland Area of Outstanding Natural Beauty, an area of sprawling heather moorland and to the north runs the broad sweep of the Lune Valley, an attractive stretch of meandering river. The village has a wealth of local amenities including Caton St Pauls CE Primary School, the Black Bull Inn and Post Office. There is also a complementary selection of services in the neighbouring village of Caton.

This detached true bungalow is a great property. While it could benefit from some modernisation, the living space is designed in such a way that it will appeal to young couples, families and those looking to downsize alike.

There is a welcoming entrance hallway off a front vestibule. There is a spacious lounge with fireplace as a central focus point and separate fitted kitchen. There are three well-proportioned bedrooms, generous family bathroom and a sizeable loft space.

While there is mains gas to the property the heating is primarily electric storage heaters. The windows are majority UPVC double glazed units and the property has neutral décor, which is ready for somebody to add their own individual style.

Externally, the house has driveway parking for several vehicles, one of which leads to a detached single garage. The bungalow is set back from the street by a beautifully stocked front garden, giving the plot a real sense of space. To the immediate rear of the property is a small yard with brick-built storage outbuilding. Behind his building is an enclosed rear garden with attractive lawn and greenhouse. The garden is south-facing and a great place to enjoy the summer.

What The Owner Says
The property is one of two identical bungalows built by two brothers in the village.

At that time it was the only bungalow on Brookhouse Road surrounded by fields the other bungalow was built on Holme Lane and has undergone some modernisation.

The property has been in the family for over 50 years, it has been a wonderful family home to grow up in and holds lots of fond memories.

We hope the next owner has as many special times as we have had and look forward to seeing them put their mark on the property.
