Why you’ll like it:
Built and completed in the 1850s, when Brighton had became the most fashionable place to live, these regal townhouses were just one dwelling, and have since been converted into many, but still command superiority with their buttermilk facades and grand proportions. This flat is on the second floor of a Grade II listed house, just minutes from the sea, and you approach up wide stone steps, and into grandiose communal hall, where sweeping stairs take you up to your floor.
Your door opens at the end of a long hallway from which all the rooms reside. This is a versatile flat, as the rooms are generous in size, so you can decide which end to have your main reception room. It is currently set up with the living room straight ahead and this has ample space for comfortable seating as well as a dining table and chairs. The decor is neutral throughout the flat with creamy walls and grey carpets, and some original features remain, but it is a little tired in some areas, so some contemporary colours could quite easily lift the space without too much effort.
The two main bedrooms are substantial doubles with one having access to a small west facing balcony looking out over the floral clock. This is only accessible through the sash window however. The other looks out over the square to the sea, and a lovely afternoon light pours in as it also faces west. The third, although smaller would still work well for sharers, or indeed it could be a tranquil home office or child’s room too.
The kitchen has been tiled for easy maintenance, but again, it is a space that could be transformed fairly easily and reasonably with a few new units, and it already has space and plumbing for a washing machine and a gas cooker. The bathroom is in need of modernisation, although it is in perfectly good working order with shower over the bath and classic tiling in white with a navy decorative border.
Bear in mind:
Unfortunately there is a waiting list for this parking zone, but there are many busses which stop on Western Road, and an excellent cycle path system should you chose to be car free. The freeholder has consented for alterations to the flat subject to fees circa £2,000.
“The location is amazing, as is the building, so there is a real opportunity here to add substantial value.”
