A splendidly elegant Grade II listed Georgian property, with wonderful entertaining space and perfect for families

Scarletts is situated on a country lane in the hamlet of Hare Hatch. The nearby village of Wargrave provides local amenities including a general store, church, public houses and a school. More comprehensive facilities can be found at Twyford and Maidenhead both of which have mainline railway stations with fast trains to London Paddington. Both stations are on the Crossrail route which is due in 2018.

The property is very conveniently located for Junction 8/9 of the M4, providing easy access to London (30 miles), Heathrow (18 miles) and the motorway network. There are a wide variety of excellent schools in the area. Recreational facilities include a number of local golf courses, boating on the Thames nearby at Wargrave and Henley, and walking and riding in the surrounding countryside.

Scarletts is the major portion of a magnificent Grade II listed Georgian property built, in the 1760s for Mr & Mrs James Leigh Perrot, the maternal uncle and aunt of Jane Austen. They are reported to have formed part of an inner circle of relatives with whom the Austens regularly exchanged letters and visits. The house has been refurbished and extended by the present owners and is a superb example of a house of this era with an abundance of spacious and well proportioned accommodation. The house has a wealth of period features including high ceilings, original fireplaces, deep skirtings and ornate cornicing. It is elegant and beautifully presented throughout. The front door, with fanlight over, opens to a handsome panelled entrance hall, which has a limestone floor and underfloor heating. The oak panelling is dated 1610 and is decorated with coats of arms of cathedral cities. This opens to a magnificent reception hall with an original oak parquet floor and sweeping staircase with oak balustrade, ornate spindles and risers. The main reception rooms are a delight and are light and airy with large sash windows and working shutters, original fireplaces with gas log effect fires, built-in shelves and cupboards, wood flooring, ornate plaster cornices, wall panels and ceiling roses. Double doors from the drawing room open to an orangery which was added in 2007 and has underfloor heating and doors opening to a wide stone terrace and ornamental pond.

The kitchen/breakfast room has a range of painted wall and floor units with granite work surfaces, built-in dishwasher, range cooker with extractor above, microwave/combination oven, fridge and American fridge/freezer. The breakfast area has built-in bookshelves, seating and double doors opening to the garden.

The first floor has an attractive galleried landing which leads to the master bedroom suite. The master bedroom is a beautiful room with three sash windows and working shutters, marble fireplace and built-in wardrobes. There is a large en suite dressing room and bathroom with shower, bath, washbasin and WC. There are three further large bedrooms, all with pretty views over the gardens, a family bathroom and utility cupboard with plumbing for washing machine and dryer. There is also a library/snug area leading to the staircase to the second floor. The second floor has two further bedrooms, two receptions rooms, one with doors to a delightful roof terrace, a fully fitted kitchen, bathroom and utility area. The reception rooms are currently used as an office but this floor could alternatively be used as a separate two bedroom annex. There is a charming basement bar and games room which is full of character with beams and exposed brick walls and a separate wine cellar.

Scarletts is approached from the lane via wrought iron electric gates with entry phone system opening to a sweeping gravel drive arriving at a large parking area to the front of the property and the detached double garage. The garage has a store room/office to the rear with power and light. The gardens are laid mainly to lawn and are private with high evergreen hedging and mature trees to the boundaries. Across the drive from the breakfast room is a circular terrace providing the perfect place for al fresco dining and enjoying the lovely surroundings. There are flowerbeds planted with a variety of perennial and herbaceous plants with mature shrubs and a pond and water feature which is accessed from the orangery.

In all there are 1.25 acres of gardens and grounds.
