Description

Recognised for its architectural importance, not only through its Grade II* listing, but also meriting a reference in Pevsner’s Buildings of England, The Grange is believed to have Elizabethan/Jacobean origins, although it was re-fronted in 1702 in a classical Queen Anne style and extended and remodelled by the famous British architect, Sir Edwin Lutyens in 1926, as well as receiving various remodelling and updating works by the current owners over the years. It boasts some impressive rooms and period features throughout.

In addition to the main house, attached to its south-east corner, there is a self-contained, two-bedroom cottage. This can be configured as a separate residence for household staff, used as a large suite for visiting families, or formally combined with the main house.

The property is located down a quiet country lane on the outskirts of the pretty Kent village of Plaxtol, about 6.5 miles East of Sevenoaks and about 6 miles North of Tonbridge. Its land, totalling about 43 acres in total, is divided into the principal gardens and grounds lying predominantly to the South of the house, to include a separate 1,347 sq ft rubble stone vaulted barn, heated outdoor swimming pool, tennis court, orchard, formal gardens, sweeping lawns, equestrian facilities and paddocks. The remaining land, amounting to about 24.75 acres, lies to the North of Grange Hill (the lane). The house enjoys a delightful outlook over both, and to the North the view extends to the North Downs.

Features

High ceilings and light and spacious rooms.

Feature fireplaces, several used for open fires including the reception hall and sitting room.

Wood panelled and panel detail walls.

Multi-pane sash windows, many with working shutters and some recessed with box seating.

Impressive double height reception hall with open fire, galleried landing, stone floor, arched windows and oeil de boeuf to the front and a view through the sitting room to the far-reaching gardens at the rear.

Extended, part-vaulted family kitchen/breakfast room and adjoining scullery.

Lots of useful built-in storage cupboards, plus an extensive cellar.

Outside

Attractive Grade II listed rubble stone barn with red brick dressings, slit windows and wagon doors. Internally, the vaulted barn provides 1,347 sq ft of vaulted space to include a lean to store room at one end. The considerable oil tank is stored in the barn. It is useful garaging space and includes a service pit.

The gravel driveway provides ample parking and there is an additional car port tucked away to one side of the barn.

The drive continues down to the stable yard, which comprises 3 loose boxes, tack room, store room and various open barns, arranged in an L shape block with roof overhang and concrete yard with gates leading into the southern fields and manège, which has a further open barn to one end.

The heated swimming/diving pool is located in a well screened, enclosed area between the house and the stable yard and includes an electric safety cover and pool house, with a paved bathing terrace around.

The tennis court is also well screened from the house, tucked away to one end of the orchard.

The gardens are a particularly attractive feature of the property, comprising more formal areas including dining terraces, fountains/water features, a parterre garden and a colourful array of flower beds and borders, the orchard, level lawns and a 450ft undulating lawn that stretches due south from the back of the house to the woods, providing a wonderful outlook. Also, from the end of the garden, where the current owners have strategically placed a gazebo, there is a stunning view back over the grounds and paddocks to the North Downs.

There are three paddocks surrounding the stable yard, plus a further two fields opposite the house across the lane.

A wooded tree line wraps around the outer boundaries of the property providing a great degree of privacy, widening into a deeper area of wood in the far South-West corner.
