(3) No development shall take place until details of a sustainable drainage scheme for the disposal of surface water and waste water have been submitted to and approved by the local planning authority. The scheme shall be implemented and thereafter managed and maintained in accordance with the approved details.
Reason: To prevent flooding by ensuring the satisfactory storage of/disposal of surface water from site
(4) No development shall take place until details of the materials to be used in the construction of the external surfaces of the building and of the driveway, parking and turning area hereby permitted have been submitted to and approved in writing by the local planning authority. Development shall be carried out and retained thereafter in accordance with the approved details.
Reason: To safeguard the character and fabric of the historic building
(5) No development shall take place until joinery details of the proposed windows and doors shall be submitted to and approved in writing by the local planning authority. The details shall specify materials and finishes and include plans at 1:20 scale showing long and cross sections of the mullions, transoms and cills. The development shall be carried out and retained thereafter in accordance with the approved details.

(6) No development shall take place until details of on site parking and turning for all construction traffic have been submitted to and approved in writing by the local planning authority. The details shall be implemented before construction commences and retained until the completion of the construction.
Reason: In the interest of highway safety and the free flow of traffic.
(7) The development shall not be occupied until the parking and turning areas shown on the approved plans have been provided. They shall be kept available for the parking of vehicles at all times and permanently retained as such thereafter.
Reason: In the interest of highway safety and the free flow of traffic.
(8) No external lighting shall be installed at the site without details having been first submitted to and approved in writing by the local planning authority. Development shall be carried out in accordance with the approved details and retained as such thereafter.
Reason: To protect the night-time rural environment in the interest of visual amenity.
(9) No development shall take place until the reptile safeguarding measures set out in the submitted Greenspace Ecological Solutions Reptile Survey (reference J20185_REP) dated October 2014 have been implemented. The recommendations and enhancement measures, in respect of badgers and breeding birds, set out in the submitted Greenspace Ecological Solutions Update Extended Phase 1 Habitat and Bat Scoping
Survey (Reference J20185) shall be carried out to the satisfaction of the local planning authority.
Reason: To ensure adequate provision is made for wildlife in accordance the provisions of the NPPF.
(10) Prior to the first occupation of the development, the existing site access onto Detling Hill A249 east of the existing barn, shall be closed off in a manner to be agreed beforehand in writing with the local planning authority. Thereafter access to the site shall only be gained by the existing access onto Pilgrims Way.
Reason: Reason: In the interest of visual amenity and the free flow of traffic and highway safety.
(11) Prior to the commencement of the development, details of a scheme for the insulation of the dwelling against transmission of both airborne and impact sound shall be submitted to and approved in writing by the local planning authority and the approve scheme shall be completed before first occupation of the dwelling and shall be maintained thereafter.
Reason: To mitigate the effects of potential noise nuisance.
(12) Prior to the commencement development hereby approved a detailed repairs schedule showing how it is intended to retain and incorporate the acknowledge heritage elements of the existing barn into the proposed development shall be submitted for prior approval in writing by the Local Planning Authority. The development shall only be carried out in accordance with the approved details
Reason: To safeguard the fabric of the heritage asset.
(13) Before the development hereby approved commences a detailed landscaping scheme (including provision for its long term maintenance) shall be provided for prior approval in writing by the Local Planning Authority. It shall include details of native species hedgerow and tree planting to amplify the existing hedgerow currently running along the southern boundary of the site. The proposed scheme shall amplify the existing hedgerow while making provision for a new hedgerow to enclose the whole length of the southern perimeter of the application site. The approved landscaping shall be planted in the first available planting season. Any part of the approved hedgerow becoming dead, dying or diseased within 5 years of planting shall be replaced with a similar species of a size to be agreed in writing with the Local Planning Authority and shall be retained at all times in accordance with the terms of this condition
Reason: In the interests of visual amenity.
(14) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification) no development within Schedule 2, Part 1, Class(es) A, B, C, E and F to that Order shall be carried out without the permission of the Local Planning Authority;
Reason: In the interests of amenity.
