General Remarks And Location - It is a complete surprise to find a property like this in such a large parcel of land so close to the very heart of St. Agnes. Wheal Rock and The Retreat are at the end of a narrow lane at West Kitty which is literally yards from the Churchtown area of the village. The cottages are believed to have been connected with the mining history of the area and there are suggestions that they were formerly part of a smithy. A massive stone chimney stack at the western end of Wheal Rock maybe evidence to this use and also signifies the age of the property. Having been in the same family ownership for over sixty years the availability of the property to the market is a rare opportunity.

For many years the cottages have been occupied as one dwelling by virtue of an internal connecting door on the ground floor. Otherwise they are totally self contained and can be occupied independently giving scope for holiday letting or perhaps someone with a dependent relative.

St. Agnes has long become a favourite "hot spot" of Cornwall, not surprising because of its position on the north Cornish coast, its homely village atmosphere combined with its easy commuting distance to Truro. It is a thriving community offering a wide range of facilities including shops, post office, church, pubs and primary school as well as a selection of restaurants/cafes and hotels. Many of the facilities are within walking distance and due to the village having easy access to the main A30 it is a much coveted location. There are beaches at nearby Trevaunance Cove and Chapel Porth and the coastal walks in the area are significant with much of the cliff land owned and protected by the National Trust. St. Agnes is a world heritage site and is in an area designated as being of outstanding natural beauty.

The Cottages - The Cottages are obviously of considerable age and substantially built in stone under a recently renewed natural slate roof. They were the subject of a major fire a few years ago and both cottages have been fully renovated and restored to include complete replastering, plumbing, wiring and internal fittings. Windows have been replaced in traditional sash form to preserve their character but are double glazed for higher efficiency. Heating is provided by an array of electric storage and panel radiators, there is an open fireplace in Wheal Rock and a multi fuel stove in The Retreat. The GARDENS AND LAND forming Wheal Rock and The Retreat are completely overgrown and have not been tended for several years. There are however many mature shrubs and trees, notably Bottle Brush, Hydrangeas and Camellias and it is believed the front garden includes a landscaped Italianate area which is now hard to recognise. Some huge pines at the rear have been felled to provide better light and space but there is still an area of woodland in the far south western corner and the remains of old sheds.

Planning And Development - There is obviously scope and space for additional development within the grounds of the property but no enquiries have been made with the local planning authority and hence no definitive statement in this respect is being made by the vendors or the agents. Access will undoubtedly be a limiting factor.
