Lot 1: 43.74 acres (17.71 Ha) Arable land and traditional barn. The land is Grade 3 and of the Hornbeam Series being a deep fine loam over clay ideal for growing a wide range of crops. To the centre is a barn (25ft x 18ft) which is all that remains of Boaley’s Farm. This has been occupied for circa 30 years by a third party and used for wood working for which a nominal rent is paid. Access is direct from the A1017 at a point just north of the entrance to the Forestry Commission Broak’s Wood.

Lot 2: 39.24 acres (15.89 Ha) Woodland and scrub
The land is a former local authority refuse tip which was last used as such about 40 years ago. As such the land undulates and is to woodland and scrub. Access is either via Lots 1 or 3 or from a locked gate on the A1124 which opens to a track through the Essex County Council wood to the north of Lot 2.

Lot 3: 30.68 acres (12.42 Ha) Arable land. The land is Grade 3 and of the Ludford Series being a loam ideal for growing a range of crops. The land undulates and falls gently to the A1124 to which there is access. The gravel drive to the centre of the land is also within the ownership.

Lot 4: 16.88 acres (6.84 Ha) Grazing land
Bordering the River Colne, the land is Grade 3 and of the Ludford series being a loam which has grown grass for many years. Access is over the concrete road to the water treatment works to the west, where the verges are owned by the vendor but the concrete surface is not. There is a culvert over the ditch between the two fields comprising Lot 4.

Lot 5: 10.23 acres (4.14 Ha) Grazing land
Bordering the River Colne, the land is Grade 3 and of the Ludford series being a loam which has grown grass for many years and has a number of fine oak trees. Access is either over a culvert from Lot 4 or from a gateway onto the A1124.

Development Uplift: Lot 1 is sold subject to a development uplift whereby the vendors or their heirs will benefit from a 25% share of uplift in value of Boaley’s Barn and appropriate grounds following a planning consent for residential use. This shall expire 30 years after completion of the sale.
