Property Description

Key features

Full description

Two attractive residential building plots, Hall Farm Drive/Shepherd Lane, Thurnscoe

We are pleased to present these two above sites to the market.

Ideally located for the local shopping centre, the sites are an excellent base for commuting to many regional centres such as Barnsley, Doncaster, Rotherham and Sheffield, having good links via the Dearne Valley Parkway to junction 36 of the M1 motorway at Birdwell, and junction 37 of the A1M motorway at Marr.

Barnsley Metropolitan Borough Council granted planning permission in 1989. Only part of the site which includes a Grade II Listed farmhouse, was developed. In 2014 a lawful development certificate was received that the original development work constituted that the 1989 planning consent is extant. Therefore, the remaining parts of the site, namely plots A and B have the benefit of that original consent, a copy of which, application number X, is hereby attached in this brochure.

Development potential/suggested layout scheme

Furthermore, Plot B edged in red on the attached plan, notwithstanding the original planning permission for a pair of semi detached houses, is offered for sale with residential development potential for two detached houses, as shown on an attached suggested layout plan BP03, for your consideration.

Site plan

The approximate boundaries of the two plots, Plot A and Plot B are shown edged in blue and red respectively, on M. Booth Designs drawing TP02. The drawing is not to scale and is provided purely for identification purposes only. The vendor’s solicitor will confirm the boundaries, tenure, rights of way etc in the usual way.

We understand that all the usual mains services are located in the vicinity. However, we recommend that prospective buyers consult with the utility companies to check that those services that are available meeting with their individual development needs.

If proceeding from the Dearne Valley Parkway/A635 Doncaster/Barnsley Road, at the roundabout with Lidl Store, take the old Barnsley Road into the village of Goldthorpe. At the traffic lights turn left onto Nicholas Lane passing beneath the Dearne Valley Parkway. Continue on Thurnscoe Bridge Lane into the village of Thurnscoe. Pass the junctions with Cross Crescent and just after High Street, the sites are located on the right hand side at the junction with Shepherd Lane and Hall Farm Drive. Our sale board will help to locate the sites.

Alternatively, if travelling from Hemsworth/Brierley on the B6273 Moor Lane, pass through Great Houghton and bear left onto the B6411 Thurnscoe Lane, which becomes the Houghton Road. Pass through the centre of Thurnscoe and at the junction with Station Road, there is a roundabout. Take the third exit onto Shepherd Lane. The sites are located a short distance along on the left hand side at the junction with Hall Farm Drive. Our sale board will help to identify the plots.
