DESCRIPTION Situated in a tucked away leafy lane in Badgworth with a real feeling of privacy and exclusivity 'Meadow Head' is a highly deceptive and substantially extended luxury five bedroom detached home with huge versatility and charm. It is really not an overstatement when describing Meadow Head as a 'Grand Design' as the property bears very little resemblance to the property our vendors bought 18 years ago. Indeed, it has been hugely remodelled over the years and now offers well over 2,000 sq ft of luxuriously appointed accommodation, which has really taken it to the next level, both aesthetically and practically.
This living space is flowing and spacious with a well balanced ratio of bedrooms to reception rooms, and a design led symbiotic focus on the beguiling outside space.

A feature entrance door opens into a versatile entrance sun room with 'atrium' style double glazed vaulted roofing and virtually wall spanning bi-fold style doors which open on to a private paved and decked terrace. Off this space is a bedroom, WC and shower room, totally separate from the main bedroom area which could quite easily be used as a fantastic private guest suite, teenage pad, dual occupation living area and Air BnB opportunity. The sun room flows through to a wonderfully appointed kitchen with granite work-surfaces and integral appliances, and there is a good sized and practical utility room. The kitchen leads to the beautiful dining room with vaulted ceiling and skylight windows and this opens into a fantastic 26' living room with wood burning stove. These represent two fantastic entertaining and living spaces, big enough for the largest of families to enjoy and both with a real 'Wow' factor. The main bedroom area comprises four double rooms including a master bedroom with en suite and an extended fourth bedroom with large dressing area (currently used as a study). The picture is completed by a luxurious family bathroom with feature luxury style bath and separate shower room WC area.

The attention to details in Meadow Head is typified by the climate control system which comprises oil fired central heating, double glazing and air conditioning units, and we are informed that the property has been cavity wall insulated, all serving to keep the energy efficiency of a good level.

The property has gated off street parking on a tarmac drive for numerous vehicles which leads to an attractive oak built car port and a sizeable detached double garage. To one side of the property is the aforementioned paved and decked terrace area, the perfect space for a morning coffee with a newspaper. To the other side is a further paved terrace with space for a table and chairs and access to the beautiful, private and sizeable rear garden, which is mostly laid to lawn with mature fruit trees, hedged surround and raised decked terrace for outside entertaining. Indeed, this quality of finish both externally and internally is of the highest order, with ease of maintenance, luxury and liveability the overriding focus.

Set in the popular village of Badgworth with its fantastic feeling of community, the property, for lovers of walking or equestrian pursuits, is surrounded by some of the most beautiful and varied countryside anyone could wish to find. Coupled with this you are still well positioned for quality local schools, transport routes in the shape of convenient access to Bristol, Bath, Wells, Weston-super-Mare and the M5 motorway, and associated shops and amenities. This really represents a rural feel with no isolation, which is the beauty of the village and the 'piece de resistance' when it comes to Meadow Head.

Indeed, we would suggest an early internal viewing of this highly deceptive luxury home as an external viewing just cannot do it justice. EPC rating D.

Our vendor says ... We bought Meadow Head for the village life, the school catchment area, the proximity to the M5, Bristol and Bristol Airport, and the good rail link to London. It really is a wonderfully peaceful and private village spot with a lovely community and we've put a lot into it. We particularly like the size of living space we've created with a real flow, coupled with a focus on ease of maintenance and low running costs. The contemporary features and benefits, the private gardens and the quietness all add up to a beautiful family living space in our view, and we will be very sad to leave.

We have noticed ... Everywhere one looks in Meadow Head the focus has been on quality of finish and attention to detail. The owners have obviously done it for themselves, as it really is a most impressive versatile living space. The ratio between the substantial inside space and those beautiful gardens is very good... And we love the quiet and private spot. For a family or even someone perhaps wanting a luxurious and sizeable downsize property, there really aren't too many downsides, but trust us, an outside look will not do it justice... An internal viewing is essential!
